Position Summary

The Associate Vice President (AVP), Real Estate Strategy & Operations is an executive responsible for providing strategic leadership and operational oversight for MultiCare Health System's real estate portfolio. The AVP supports enterprise-wide planning, acquisition, leasing, development, and management activities across the system.
This role is essential to guiding MultiCare's real estate strategy, ensuring that facilities and properties support clinical, operational, and growth objectives. The AVP oversees functions related to property evaluation, transaction execution, space planning and utilization, land planning and entitlement, and long term master planning. The position collaborates closely with executive leadership, operational stakeholders, and external partners to ensure coordinated and well-informed real estate decision-making. This role is a hybrid work environment with frequent on-site visits across MultiCare's facilities and project locations.

Essential Functions

Strategic Real Estate Leadership

  • Partner with the VP & Chief Real Estate Officer to develop and implement systemwide real estate strategies aligned with organizational priorities.

  • Provide executive-level insight on real estate implications of strategic initiatives, clinical expansion, ambulatory growth, and capital investments.

  • Develop executive briefings, board materials, and strategic analyses to inform system decisions.

  • Represent the real estate function in multidisciplinary forums, committees, and leadership councils.

Portfolio, Acquisition & Transaction Management

  • Partner with CREO to evaluate potential real estate acquisitions, leases, and dispositions, including market assessments, feasibility studies, zoning reviews, and cost analyses.

  • Oversee leasing strategy, negotiations, term evaluations, and compliance across the system's leased and owned portfolio.

  • Oversee due diligence activities for transactions, coordinating appraisals, environmental assessments, legal review, and internal stakeholders.

Planning, Space Utilization & Master Planning

  • Oversee enterprise space planning and utilization programs, ensuring efficient, costeffective use of existing facilities.

  • Oversee development and implementation of systemwide space standards, programming guidelines, and planning tools.

  • Lead or manage consultant teams responsible for master planning, feasibility studies, campus plans, and development scenarios.

Land Development & Entitlement

  • Oversee the entitlement and permitting strategies for new development, expansion, and redevelopment projects.

  • Partner with CREO to serve as liaison with municipal planning departments, regulatory agencies, and external legal counsel related to land-use and zoning.

  • Provide oversight of environmental review processes, site feasibility assessments, and site development planning.

Operational Oversight & Leadership

  • In partnership with the CREO, establish and refine operational processes, governance structures, financial analyses, and reporting tools to support a high-performing real estate department.

  • Oversee real estate analytics platforms, portfolio dashboards, lease management systems, and internal reporting.

  • Mentor staff, manage external consultants and brokers, and promote a culture of collaboration, accountability, and excellence.

  • Support annual capital planning efforts and ongoing alignment with Finance, Strategy, Facilities, and Planning & Construction.

Requirements

  • Bachelor's degree required; preferred fields include real estate, business administration, finance, urban planning, architecture, or related areas.

  • Master's degree (MBA, MRED, MHA, MSRED, or related) preferred.

  • Minimum 10 years of progressive experience in commercial real estate, healthcare real estate, development, portfolio management, facilities planning, or related fields.

  • Strong understanding of real estate valuation, leasing, entitlements, development of lifecycles, and financial analysis.

  • Experience working within MultiCare Health System or a comparable integrated healthcare provider strongly preferred.

  • Proven ability to lead multidisciplinary teams, manage complex projects, and collaborate at executive levels.

  • Advanced experience preparing financial models, market analyses, and decision-support documentation.

  • Requires periodic travel, public meeting attendance, and coordination with governmental and regulatory bodies.
