Job description

As our Director of Real Estate & Logistics, you'll play a critical role in shaping the future of Express Flooring as we continue our rapid nationwide expansion. As one of the fastest-growing flooring companies in the United States, we're investing in the infrastructure that will support our next phase of growth, including the development of multiple new Regional Distribution Centers (RDCs) over the next 3–5 years.

In this highly visible leadership role, you'll own our real estate strategy, lease portfolio, facility development, and inter-facility logistics network. You'll lead the leasing and development of new facilities, oversee existing lease obligations, coordinate capital improvements, and optimize transportation between distribution centers through third-party logistics partners—ensuring our network is efficient, scalable, and built to support continued expansion.

You'll partner closely with executive leadership, brokers, contractors, and internal stakeholders while leading an Operations/Project Manager responsible for facility build-outs and construction coordination.

What You'll Do

Real Estate Strategy

  • Lead the company's real estate expansion strategy across multiple states.
  • Partner with national commercial real estate brokerage firms to identify and secure new locations.
  • Negotiate Letters of Intent (LOIs), lease terms, renewals, amendments, and expansions.
  • Coordinate lease execution with legal counsel.
  • Manage a portfolio of approximately 30–50 commercial leases, including:
    • Critical dates and renewals
    • Rent escalations and CAM reconciliations
    • Landlord compliance and insurance requirements
    • Tenant improvement allowances
  • Develop long-term occupancy strategies that support company growth.

Facility Development

  • Lead the development of approximately eight Regional Distribution Centers and 40 satellite locations over the next 3–5 years.
  • Oversee projects from site selection through facility readiness, including:
    • Space planning and vendor selection
    • Tenant improvements and office build-outs
    • Warehouse layouts, racking systems, and storage planning
    • Forklift traffic flow and safety planning
    • Technology coordination and operational readiness
  • Provide leadership to an Operations/Project Manager responsible for day-to-day construction coordination.

Logistics & Distribution

  • Own the transportation strategy supporting the company's hub-and-spoke distribution network.
  • Manage third-party transportation providers and carrier performance.
  • Optimize freight movement between Regional Distribution Centers and satellite locations.
  • Improve transportation costs, service levels, and operational efficiency.
  • Establish transportation KPIs and scalable logistics processes.
  • Partner with Operations to coordinate inventory transfers, warehouse capacity, and contingency planning.

Portfolio Management

  • Build systems and processes for managing the company's growing real estate portfolio.
  • Track occupancy costs and prepare annual real estate budgets.
  • Analyze facility performance and recommend expansions, relocations, or consolidations.
  • Manage landlord relationships, coordinate facility maintenance vendors, and conduct periodic facility inspections.

What You'll Bring

Required

  • Bachelor's degree in Business, Supply Chain, Real Estate, Construction Management, Engineering, or a related field.
  • 8+ years of progressive experience in commercial real estate, logistics, supply chain, facilities management, or a related field.
  • Experience negotiating commercial leases and managing multi-site facility portfolios.
  • Proven experience leading new facility development from site selection through occupancy.
  • Strong project management skills, including construction and tenant improvement projects.
  • Experience managing third-party logistics providers and transportation operations.
  • Financial planning, budgeting, and analytical experience.
  • Ability to travel approximately 30–50%.

Preferred

  • Experience supporting multi-site distribution, retail, home improvement, manufacturing, building materials, or flooring organization.
  • Experience with Regional Distribution Center (RDC) networks and large-scale geographic expansion.
  • Knowledge of warehouse operations, transportation optimization, or lease administration software.
  • PMP certification, commercial real estate brokerage experience, or corporate real estate experience.
