Job Summary
The Assistant Property Manager is responsible for assisting the Property Manager in maintaining the physical asset and overall property operations and administrative functioning in accordance with the company's objectives. The Assistant Manager should be a self-starter, who understands multifamily management and can apply sound judgment to make property decisions to deliver the superior level of service defined by Borger Residential.
Essential Functions and Responsibilities
  • Assisting the Property Manager in ensuring the efficient operation of the property.
  • Ensure staff compliance with federal and local legislation as well as company policies.
  • With the assistance of the Property Manager implement marketing and resident retention plan(s) and direct the actions of the leasing and management team to achieve performance objectives.
  • Assist in enforcing staffing schedules to ensure adequate coverage to satisfy property needs.
  • Communicate effectively with residents, community team and vendors.
  • Ensure all customer concerns are resolved promptly and appropriately.
  • Assist in directing the maintenance team to ensure service requests are resolved timely and apartment turnover standards comply with company standards.
  • Ensure efficient and courteous response to all resident requests.
  • Advise Property Manager of conditions of the community affecting the resident's safety, dissatisfaction, and to preserve the asset.
  • Support the Property Manager in ensuring the efficient operation of the property.
Qualifications
  • Minimum of 3 years of experience working in residential management
  • Prior 3rd Party Management experience
  • Prior Multi-Site Management Experience
  • Strong Marketing/Leasing Experience
  • MRI and BlueMoon experience is preferred
  • Strong verbal and written abilities
  • Proficiency with MS Office
  • Excellent customer service skills
  • Prior affordable housing experience preferred
  • High school education or the equivalent is required; a college degree is a plus but not a requirement
  • Ability to fluently read and write English, accurately perform intermediate mathematical functions and use all on-site resident management software functions
Work Environment and Physical Demands
  • Work Environment: Employee is not substantially exposed to adverse environmental conditions. The noise level in the work environment is usually moderate.
  • Physical Demands: While performing duties of this job, employee is required to stand; walk; sit; use hands to handle objects and documents; reach with hands and arms; talk and hear. Employee may occasionally lift and/or move up to 10 pounds.
