Job description


We are seeking a dependable, hands-on Part-Time Maintenance Technician to help maintain a 103-unit apartment community in Mobile. This is an onsite role for someone who takes pride in quality work, responds well to resident needs, and can handle a broad range of apartment maintenance and make-ready tasks.
Responsibilities
  • Complete resident service requests promptly and professionally
  • Perform general repairs involving plumbing, electrical, HVAC, appliances, drywall, painting, doors, locks, windows, blinds, and fixtures
  • Assist with vacant-unit turns and make-readies, including repairs, painting, cleaning support, and punch-list completion
  • Conduct routine property inspections and preventive maintenance
  • Maintain common areas, grounds, sidewalks, breezeways, dumpster areas, and equipment in clean, safe condition
  • Troubleshoot maintenance issues and report major repairs or vendor needs to management
  • Maintain organized maintenance areas, tools, keys, supplies, and inventory
  • Follow company safety procedures and applicable housing, building, and Fair Housing requirements
  • Communicate clearly with the property manager, residents, vendors, and team members
  • Assist with after-hours emergency maintenance on an as-needed basis
Qualifications
  • Previous apartment maintenance, residential maintenance, or skilled-trade experience preferred
  • Working knowledge of basic plumbing, electrical, HVAC, appliance repair, carpentry, drywall, and painting
  • HVAC/EPA certification is preferred but not required; strong HVAC troubleshooting experience is a plus
  • Ability to work independently, prioritize service requests, and complete work accurately
  • Professional, respectful customer-service approach with residents
  • Valid driver’s license and reliable transportation
  • Ability to safely lift up to 50 pounds, use ladders, and perform physical maintenance work indoors and outdoors
  • Must be dependable, organized, and able to pass applicable pre-employment screening
