Property Caretaker

Classification Non-Exempt Reports to Property Manager

JOB DESCRIPTION

Summary/Objective

The Property Caretaker will be responsible for the day-to-day operations of the property (including general administration), maintenance and cleanliness of our properties.

Essential Functions

Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions.

  • Maintain all common areas (interior/exterior) in good condition.
  • Conduct minor maintenance repairs (i.e. change light bulbs, batteries, etc.)
  • Report all maintenance requiring outside vendors to property manager for approval.
  • Be aware of outside vendors working on the property. Attend property inspections at the request of the property manager.
  • Report accidents and emergency situations to the central office immediately and assist with preparing the proper required reports.
  • Maintain property inventory. (i.e., cleaning supplies)
  • Maintain the property free of debris and litter at all times. Maintain sidewalks free of debris, garbage, snow, and ice. Check the lawn sprinkling system to ensure it is functioning properly and identify any damaged sprinkler heads.
  • Attend mandatory training sessions as required.
  • Perform turnover cleaning (based on normal wear and tear) on vacated units.
  • Assist with pre-move out inspections and walk vacant units
  • As directed by property manager; conduct move-inmove-out walk through with resident, note any damage, cleaning, etc.
  • Clean office, all common areas, and laundry room(s), sweep or vacuum at least once a week. Empty lint traps and garbage cans, wipe down laundry machines, if necessary, mop floors. Pull out and wash behind washers and dryers quarterly.
  • General office administrative duties
  • Customer service duties
  • Other duties as assigned

Skills

  • Strong interpersonal and communication skills, with the ability to interact professionally and positively with vendors/residents/staff and customers.
  • Ability to read and interpret standard work orders.
  • Basic knowledge of common household appliances and general repair work.
  • Work independently, as part of a team and manage time effectively.

Work Environment

This job primarily operates on property, inside residential dwelling units, and outdoors. The noise level in the work environment is usually moderate, however there will be times that the person will be required to work around noisy machines or equipment.

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Physical capability, strength, and coordination, respective to the task, are necessary to perform the work related to that of a typical residential structure. This position requires the individual to routinely lift 35 pounds and occasionally lift to 35 pounds.

Travel

Potential for travel between property locations.

Education and Experience

  • High School diploma or equivalent required.
