Job description

As the Default Title Specialist - Deed in Lieu, you are responsible for supporting title review, clearance, curative activity, vendor-coordinated DIL document preparation and quality control, and Title Package submission for Deed in Lieu files within the default servicing process. This role reviews title commitments and related documentation, identifies outstanding title requirements, coordinates resolution of payoffs, taxes, HOA matters, liens, judgments, vesting issues, and other exceptions, and ensures accurate documentation, package submission, status updates, reporting, and client communication through completion.

What you will do 

  • Manage assigned Deed in Lieu title files from referral through title clearance, document preparation, Title Package submission, and final client reporting
  • Review title commitments, title searches, ownership reports, vesting, legal descriptions, liens, judgments, taxes, HOA items, and other exceptions to determine required curative actions
  • Identify, document, and communicate outstanding title requirements needed to support Deed in Lieu acceptance, closing, recording, or conveyance
  • Coordinate with vendors to prepare and quality control required Deed in Lieu documents, ensuring documents are complete, accurate, and aligned with client, investor, agency, and state-specific requirements
  • Prepare, review, assemble, and submit required Title Packages and supporting documents for properties conveying back to HUD/VA.
  • Request, track, and review payoffs, lien releases, satisfactions, subordination documents, tax information, HOA statements, municipal requirements, and other curative documentation
  • Coordinate with clients, borrowers, vendors, title partners, attorneys, lienholders, HOA contacts, tax offices, and internal default servicing teams to resolve title and curative issues timely
  • Monitor Deed in Lieu title milestones, daily reports, aging files, rejected curative items, and outstanding follow-up to ensure completion within client and department expectations
  • Review and resolve rejected or incomplete title curative items by researching public records, requesting corrected documentation, and escalating issues when appropriate
  • Prepare and provide internal and external status updates, reports, and client responses regarding title clearance, outstanding items, risks, and next steps
  • Maintain accurate file notes, task updates, document status, follow-up dates, billing codes, and supporting documentation in applicable company and client systems
  • Follow client-specific referral, escalation, communication, billing, payment, and reporting processes for Deed in Lieu title work
  • Support compliance with client, investor, insurer, regulatory, state, county, agency, and government entity requirements related to Deed in Lieu title clearance, curative activity, document preparation, Title Package submission, and conveyance
  • Meet department production, quality, reporting, and turn-time standards as established by management
  • Build and maintain effective working relationships with clients, vendors, title partners, attorneys, borrowers, lienholders, and internal stakeholders
  • Participate in department training, process improvement initiatives, and cross-training opportunities to support default title operations
  • Adhere to all company policies, procedures, confidentiality standards, and regulatory requirements
  • All other duties as assigned

What you will bring 

  • High school diploma or equivalent required; associate degree or related mortgage, legal, title, real estate, or business coursework preferred
  • 1+ year of experience in title, curative, default servicing, Deed in Lieu, loss mitigation, foreclosure alternative, real estate, mortgage servicing, or vendor management operations preferred
  • Basic understanding of title commitments, title searches, vesting, legal descriptions, liens, judgments, taxes, HOA matters, payoffs, satisfactions, releases, curative documentation, vendor document preparation, document quality control, and Title Package submission preferred
  • Ability to review title requirements, identify exceptions, research public records, follow up on outstanding items, and escalate title or curative issues with strong attention to detail
  • Strong organizational skills with the ability to manage a high-volume pipeline, prioritize deadlines, work daily reports, and provide timely status updates
  • Effective written and verbal communication skills with the ability to work professionally with clients, borrowers, vendors, attorneys, title partners, lienholders, county offices, and internal teams
  • Proficient with Microsoft Office, email, document management, reporting, and data entry; experience with mortgage servicing, title, or default workflow systems preferred

For California, Colorado, and New York applicants, the pay range is $21hr - $25hr
