What is model home staging?

Model home staging is the process of furnishing and decorating a newly built or empty home to make it look attractive to potential buyers. Professional stagers use furniture, artwork, and accessories to highlight the home's best features and help buyers visualize themselves living there. This can make the property feel more welcoming and can often lead to faster sales and higher offers. Staging is commonly used by home builders and real estate agents to maximize a home's appeal.

What are the key skills and qualifications needed to thrive as a model home stager?

To thrive as a Model Home Stager, you need a strong eye for interior design, spatial planning, and a good understanding of current market trends, often supported by a degree or coursework in design or related fields. Familiarity with design software (such as SketchUp or AutoCAD), furniture sourcing platforms, and sometimes a home staging certification is highly beneficial. Excellent communication, creativity, and project management skills help you effectively collaborate with realtors, homeowners, and vendors while meeting deadlines. These abilities ensure that properties are presented in their best light, attracting buyers and maximizing the home's market value.

What are some common challenges faced when staging model homes, and how can they be effectively addressed?

One of the most common challenges in model home staging is appealing to a broad range of potential buyers while creating an inviting, memorable space. This requires balancing current design trends with timeless elements and ensuring the home feels warm but not overly personalized. Budget constraints and tight timelines can also add pressure, as stagers must source furniture and decor efficiently. Collaborating closely with real estate agents and builders is essential to align staging with marketing strategies and target demographics. Staying organized and adaptable helps overcome these challenges and ensures each model home stands out in a competitive market.

Job description

About the role

Staged Interior has staged more than 3,500 properties across the DC region since 2006. We work primarily with spec builders and high-end vacant listings. These are the projects where staging is the difference between a listing that sits and a listing that closes.

We're looking for an experienced stager to lead installs from walkthrough to reveal. This is a hands-on design role. You'll walk the property, build the plan, pull the inventory, direct the crew on install day, and stand in the finished space knowing it's going to move.

Our team is 18+ people and six trucks. You'd be joining a group that's been doing this a long time and takes real pride in the work.

What you'll do

  • Walk vacant and occupied properties, assess the buyer profile, and build a staging plan that fits the price point
  • Select furniture, art, and accessories from our warehouse inventory and build the load list
  • Lead install days on-site: direct the crew, place every piece, and style down to the final detail
  • Work lightly with agents, builders, and homeowners in the field.
  • Photograph properties, take measurements and keep job photos, files and docs organized.

What you bring

  • 3+ years of professional home staging, model home merchandising, or high-volume interior design install experience
  • A real eye for scale, color, and flow, plus the judgment to know when a room is finished
  • Comfort on your feet all day; ability to lift and move furniture and accessories with the crew
  • Valid driver's license and clean record (some driving of our vehicles)
  • Confidence in front of clients. You can walk a builder through a plan and answer questions on the spot
  • Reliable, organized, and calm when an install day shifts

Nice to have

  • RESA, ASP, or IAHSP designation
  • Experience staging new construction or spec builds
  • Familiarity with inventory management software
  • Photography or styling-for-camera experience

What we offer

  • Competitive hourly pay based on experience
  • Consistent year-round work. We're not seasonal
  • Health / PTO / retirement
  • A warehouse full of quality inventory
  • Room to grow into a design lead or operations role as we continue to expand

How to apply

Apply through this posting with your resume and 5-10 photos of staging work you personally designed and installed. Tell us in a sentence or two which one you're proudest of and why.

Staged Interior is an equal opportunity employer.
