We are currently seeking a Part - Time Groundskeeper to join our team at Bluffs at Liberty Glen, a 180 unit apartment community in St. Cloud, MN.

Position Summary:

The Groundskeeper is responsible for maintaining the cleanliness, safety, and appearance of the property. Duties include daily trash removal from all exterior areas, cleaning around dumpsters, landscaping tasks (raking, mulching, weeding, watering), and snow/ice removal per policy. Maintain common areas by emptying trash, cleaning fixtures, carpets, and laundry rooms, and replenishing supplies. Use a digital device to manage work orders, inspections, and documentation. Ensure a safe work environment, report hazards, and comply with Fair Housing laws. Maintain professional conduct, attend meetings, assist staff as needed, and perform other duties as assigned.

Essential Functions:

  • Grounds and Exterior Maintenance - Walks the property daily to remove trash from Grounds: (front and rear of buildings), breezeways, parking lots, playground, drain basin edges, behind fence lines, clean around all dumpsters, rake/mulch around trees and landscaped areas, weed around trees and flowerbeds, water grounds as needed. Perform snow removal: shovel steps, sidewalks, and walkways, apply ice melt when slippery, remain on duty until all snow is cleared per policy and report snow/ice removal activities to the Community Manager.
  • Common Area and Facility Cleaning - Empty all trash containers daily, clean/polish lighting fixtures, surfaces, and trim in common areas, clean rugs, carpets, furniture, draperies/blinds, replenish bathroom supplies in office and common areas, clean laundry rooms daily (if applicable): empty trashcans, wipe down machines, sweep floors daily; mop floors twice weekly.
  • Communication and Administrative Tasks - Deliver community fliers as directed. Use digital maintenance device to review, update, and manage work orders daily. Document all tasks as work orders. Complete monthly inspections and turn maintenance digitally while maintaining proper care of the device.
  • Safety and Compliance - Maintain a safe work environment, report safety concerns immediately. Adhere to all Fair Housing laws and regulations. Alert management to any non-compliance issues regarding property or residents.
  • Professional Standards - Timely and regular attendance, including staff meetings. Maintain professional attitude and appearance in interactions with residents, vendors, and co-workers. Take pride in the property; pick up trash whenever seen.
  • Assist staff with other tasks and perform other duties as assigned by supervisor.

Qualifications:

  • Ability to communicate in English orally and understand written and oral instructions
  • Ability to apply common sense understanding to carry out detailed written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

Pay: $18/hour + 5% bonus potential
