If you've experienced a PCS, you understand how overwhelming a military move can be. Every month, families receive orders to Randolph AFB and begin planning a relocation to Schertz, Cibolo, Universal City, or the surrounding communities-often from hundreds or thousands of miles away. They need guidance on schools, commute times, VA financing, neighborhoods, and countless other decisions.
Our mission is to help military families choose the right home and community with confidence. We're seeking someone who is motivated to learn how to provide that same level of support. An active real estate license is not required to start the conversation, but you should have firsthand military relocation experience-or a strong understanding of the process-and be ready to learn our relocation procedures, technology, and follow-up systems.
We provide training, qualified leads, and ongoing support. You bring empathy, initiative, and determination. Before joining the team, you must have begun your Texas real estate licensing coursework.

Responsibilities
  • Graduate from PLACE Launch
  • Consult with buyers, convert with signed buyer agreements and identify homes
  • Guide clients through VA loan eligibility, lender coordination, and the military-specific buying and selling process
  • Develop knowledge of base proximity, BAH, commute realities, and school zones relevant to JBSA, Randolph, and Lackland
  • Negotiate offers on behalf of your sellers and buyers
  • Track tasks and activities in PLACE Technology
  • Conduct two open houses monthly
  • Consult with sellers, convert to listings and market home
  • Demonstrate expertise on pricing strategies, staging, and other listing related services
Qualifications
Who You Are:
  • You've Closed Deals: One to eight years in the business. You've proven you can convert, and you're ready to stop reinventing yourself with every new client.
  • You Get the Life - Or You Want To: Military spouse, veteran, or brat is a plus, not a requirement. What matters is that you genuinely care about serving this community well. If you don't know what a PCS move feels like yet, you will.
  • You Explain Hard Things Well: VA loans confuse people. So do appraisals, BAH, and the gap between what a house costs and what a family can carry. You're patient with all of it.
  • You're Comfortable Working Remotely With Clients: Virtual tours, video calls, buyers who may not set foot in Texas before they make an offer.
  • You Want Independence With Structure: Not isolation. Not micromanagement.

Familiarity with VA loans is a plus - if you don't know them well yet, you must be willing to learn them thoroughly.
