JOB SUMMARY:

The Maintenance Technician at Apartment Management Professionals (AMP) is responsible for ensuring the proper maintenance and repair of apartment units and property facilities. Key duties include preparing apartments for move-in, troubleshooting, diagnosing, and performing repairs, as well as conducting general maintenance and preventative work in compliance with AMP’s standards. The technician will inspect and restore units to "make-ready" status, handle repairs in HVAC, plumbing, electrical, appliances, and other systems, and address tenant requests promptly. The role requires a strong focus on safety, customer service, and compliance with federal, state, and local regulations.


ESSENTIAL FUNCTIONS:

  • Oversee the preparation of apartments for move-in, including diagnosing, troubleshooting, and conducting repairs.
  • Assist in organizing and performing general maintenance, preventative upkeep, and repairs in accordance with AMP’s operational and safety standards.
  • Conduct thorough inspections of vacated apartments, document required renovations and re-inspect completed units prior to move-in.
  • Regularly perform tasks to ensure units are restored to "make-ready" condition.
  • Responsible for repairing HVAC systems, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, drywall, pools, spa features, and trash management systems.
  • Perform routine inspections of community grounds and buildings to ensure safety standards are met and identify areas for maintenance improvement.
  • Respond promptly to tenant requests, delivering exceptional customer service.
  • Ensure compliance with all federal, state, and local regulations, consistently adhering to Fair Housing guidelines.
  • Perform other duties as assigned


Requirements:

SKILLS AND REQUIREMENTS:

  • One to three (1-3) years of experience in performing general maintenance duties.
  • HVAC, EPA, and CPO certifications preferred.
  • Strong ability to multitask, stay organized, and meet deadlines.


PHYSICAL REQUIREMENTS:

  • Must be capable of lifting and carrying objects weighing up to 50 lbs. regularly and up to 100 lbs. occasionally.
  • Requires the ability to stand, bend, stoop, squat, and kneel for extended periods.
  • Must be able to safely climb ladders and stairs as part of daily tasks.


WORKING CONDITIONS:

  • This is a hands-on role that combines physical work with occasional office responsibilities.
  • Significant time will be spent outdoors, with exposure to varying weather conditions and elements
