Job Title: Facility Conditioner Assessor
Location: Minneapolis MN
Pay Range: $38-$43.33
Job Description:
Project focused on public houses and apartment buildings throughout the city of Minneapolis.
The MEP Facility Condition Assessor is responsible for performing on-site evaluations of mechanical, electrical, and plumbing (MEP) systems within commercial, institutional, and public-sector facilities. This role supports the development of defensible capital planning data by documenting asset conditions, estimating remaining useful life, and identifying deficiencies. Assessments are visual and non-intrusive in nature, focusing on observable system conditions and available documentation.
Responsibilities:
  • Perform on-site facility assessments of MEP systems including HVAC equipment, electrical distribution, plumbing systems, and fire/life safety components.
  • Evaluate system condition, identify deficiencies, and document observations using mobile data collection tools Capture required photo documentation (overall system, nameplate, and condition[1]related images) to support findings
  • Record key asset data including Quantity, size, and type Observed condition Installation or last major service (via nameplate or estimation) Asset Inventory & Lifecycle Assessment Inventory building systems and components to support lifecycle modeling and capital planning Estimate Remaining Useful Life (RUL) based on observed condition and available information
  •  Identify and document deficiencies, risks, and recommended actions Data Quality & Standards
  • Compliance Ensure all field entries follow standardized asset classification and data entry protocols (e.g., appropriate system categorization)
  • Maintain consistency with internal assessment methodologies and industry best practices Support QA/QC processes by producing complete, accurate, and defensible data sets Coordination & Communication 

Required Qualifications:
  • Engineering (Mechanical, Electrical, Civil), Construction Management, Facilities Management, or related field OR equivalent field experience 2–5 years of experience in facilities, construction, maintenance, or building systems
  • Basic understanding of: HVAC systems (AHUs, chillers, boilers, RTUs, controls) Electrical systems (service, distribution, lighting) Plumbing systems (fixtures, piping, water heaters)
  • Ability to read and interpret equipment nameplates and basic drawings Proficiency with mobile devices, data collection tools, and Microsoft Excel Preferred Qualifications (Mid-Level) 3–7 years of relevant experience in MEP systems, commissioning, or facility assessments
  • Experience with facility condition assessments, asset inventories, or capital planning Familiarity with: Uniformat classification systems Lifecycle costing / capital planning tools (e.g.,
