About you

You're a data-driven storyteller who thrives on turning numbers into meaningful insights. As a Research Analyst, you'll play a key role in uncovering market trends, maintaining accurate datasets, and delivering analysis that drives smart, strategic decisions. Beyond the data, you're a collaborative partner - supporting brokers and staff with timely research, responding to requests, and helping bring high-impact reports and publications to life.

In this role, you won't just analyze the market - you'll help shape how it's understood. From contributing to client presentations and property valuations to supporting the onboarding and training of new team members, your work will directly influence our success. You'll extend your impact by supporting our Charlotte and Raleigh offices, ensuring they have the insights and resources needed to stay ahead in their markets.

In this role, you will...

  • Aggregate, standardize, and augment disparate data sets. Be responsible for database maintenance, verification, and updating multiple databases across multiple service lines.

  • Provide timely and reliable statistical information on commercial properties, including, but not limited to, availability and vacancy rates, lease rates, absorption trends, lease and sale comparables, tenant migration, development activity, and economic trends.

  • Assist with collecting, analyzing, and producing quarterly and annual market reports adhering to corporate standards.

  • Assist with preparing broker opinion of values, lease abstracting, and lease/sale analysis.

  • Conduct field research to confirm and enhance market information, verify tenant movement, and monitor new developments.

  • Perform ad hoc queries and respond to staff inquiries for information.

  • Partner with marketing and sales professionals to provide research assistance and expertise for pitches, proposals and client pursuits as needed.

  • Act as a resource to brokers and staff involved in special projects requiring compilation of data, i.e., ownership data, zoning, land use, property sales, etc., and provides demographic information in partnership with Colliers GIS Location Intelligence.

  • Collaborate with corporate IT and research/marketing teams to troubleshoot, test upgrades, and/or implement changes to Colliers' proprietary software systems.

  • Present research findings and participate in local office sales/leasing and tenants in the market meetings.

What you'll bring

  • 2+ years Research experience in a similar role within Commercial Real Estate

  • Experience using CRE data platforms and ArcGIS experience strongly preferred

  • Bachelor's degree in a related field (Business, Economics, Statistics)

  • Excellent written and verbal communication skills

  • Advanced knowledge of MS Office (Word, Excel, PowerPoint)

  • Strong analytical skills and experience using a research database. Able to calculate and analyze key metrics and indicators (vacancy, absorption, inventory, deliveries, cap rates, etc.).

  • Motivated self-starter with a passion for commercial real estate
