What is an MDU?

MDU stands for Multi-Dwelling Unit, which refers to a building or complex that contains multiple separate housing units, such as apartments, condominiums, or townhomes. These properties are commonly managed by property management companies and often require specialized services, especially for utilities and telecommunications, due to the presence of multiple residents or tenants. MDUs present unique challenges and opportunities for service providers in areas like internet, cable, and maintenance because of their shared infrastructure and need for scalable solutions.

What are the typical challenges faced by an MDU manager in managing residential properties, and how can these be addressed?

MDU managers often face challenges such as coordinating maintenance across multiple units, addressing diverse resident concerns, and ensuring compliance with housing regulations. Effective communication with residents and maintenance teams is key to resolving issues promptly. Implementing property management software can streamline tasks like rent collection and maintenance requests, while regular training helps keep staff updated on best practices and legal requirements. Building strong relationships with tenants and contractors also contributes to smoother operations and higher resident satisfaction.

What are the key skills and qualifications needed to thrive as an MDU manager, and why are they important?

To thrive as an MDU Manager, you need a solid understanding of property management, building systems, and tenant relations, often supported by experience in real estate or facilities management. Familiarity with property management software, maintenance scheduling tools, and compliance with local housing regulations is typically required. Strong interpersonal skills, problem-solving ability, and organizational efficiency set top performers apart in this role. These competencies ensure effective oversight of multi-unit properties, satisfied tenants, and adherence to legal and operational standards.

Job description

MDU Projects - Project Manager I
Location: Chicago, IL or Los Angeles (Hybrid)
Reports to: Manager of Project Coordination
About Zentro
Zentro is one of the largest independent internet service providers focused exclusively on multi-dwelling units (MDUs) in the United States. Following our recent merger with BAI Connect, Zentro now serves over 100,000 subscribers across key markets including Chicago, Los Angeles, Denver and Detroit.
We specialize in delivering bulk internet and managed Wi-Fi solutions purpose-built for apartment communities, high-rises, and mixed-use developments. Our fully owned network infrastructure, resident-first support model, and tailored technology stack enable us to offer a refreshingly different alternative to legacy providers - one rooted in simplicity, reliability, and satisfaction.
Role Overview
We are looking for an experienced Project Manager to join our team and manage our MDU projects from initiation through completion. This role requires more than following an established process; successful Project Managers are self-sufficient, resourceful, and able to identify and resolve problems before they impact the project.
The Project Manager is expected to understand when a standard process should be followed, when circumstances require a thoughtful deviation, and how to make those decisions without creating unnecessary disruption or risk. You will report directly to the PMO Manager, providing timely project updates, insights, and escalations as needed.
Essential Duties and Responsibilities
  • Manage up to 50 projects simultaneously, with multiple deliverables and deadlines nationwide.
  • Ensure timely service installation by driving project activities, coordinating resources, and ensuring tasks are completed within agreed-upon SLAs.
  • Work directly with Construction Managers and make timely, informed decisions when project conditions change in order to meet deadlines and client expectations.
  • Act as the primary point of contact and communicate project status to internal and external stakeholders, including Project Developers, General Contractors, and Property Management teams.
  • Manage project budgets, ensure BOMs are accurately entered, and coordinate equipment requests based on project requirements and timelines.
  • Create and maintain accurate project plans and schedules, ensuring labor hours and resources are managed efficiently and within budget.
  • Manage project installations with both internal technicians as well as contractors.
  • Track and report on project status and milestones as requested.
  • Coordinate site access with third parties, end users, and properties to ensure field teams have confirmed access when required.
  • Proactively identify project issues and risks, independently work toward resolution, and escalate when additional support, authority, or cross-functional intervention is required.
  • Take ownership of day-to-day problem solving by using available resources, project knowledge, and sound judgment to move projects forward without requiring continuous direction.
  • Apply established processes consistently while recognizing when project conditions require an exception or alternative approach; communicate and document deviations appropriately to protect project continuity, stakeholder alignment, and operational control.
  • Review and document contractual obligations, including billing requirements, project deliverables, and client expectations.
  • Other duties as requested.

Minimum Qualifications
  • 4+ years of experience in project coordination, project management, or a similar role
  • Telecommunications experience preferred
  • Strong written and verbal communication skills, including professional stakeholder and end-user communication
  • Self-starter with the ability to work independently, handle ambiguity, prioritize competing deadlines, and operate effectively in a fast-paced, dynamic environment
  • Experience with Sonar, ZOHO Projects, and Acumatica strongly preferred.
What we offer
  • Competitive salary range of $31-$36/hour, dependent on skillset, experience, and location
  • Comprehensive benefits package including health insurance, PTO, and 401k
