Summary/Objective
The Home Builder Warranty Manager is responsible for managing home warranty claims from homeowner submission through resolution, striving for high satisfaction amongst our customers, the builders, and their customers, the homeowners.
Job Responsibilities:
  • Perform New Home Orientations and 11 Month Walkthroughs, as required.
  • Provide coordination and training on non-local Orientations and Walkthroughs performed by vendors or other staff members.
  • Answer incoming claim calls; provide clear instructions to callers on the process for submitting written claims.
  • Respond to claim calls from homeowners, builder members, inspectors, and subcontractors to advise claim status or request information as applicable to the claim.
  • Open, review, log, and scan incoming written claims via the online claim system, email, fax, or US mail and assign them to the appropriate party for handling.
  • Evaluate written claims from homeowners and/or builders to determine qualification or exclusion from coverage under the applicable home warranty product.
  • Prepare and send inquiries to builders, as needed, for claims potentially covered by workmanship/systems coverages or for claims where the relevant vendor or subcontractor has not fulfilled their obligations per policy.
  • For denied claims, prepare and send to homeowners a claim denial letter as directed by senior claims staff.
  • Data entry and image to Punchlist Manager system to maintain complete complaint records and documents for all actions taken.
  • Assign work orders to inspectors and repair vendors and provide to them with the applicable warranty provisions as needed to ensure warranty compliance.
  • Set appropriate follow-ups in the claims system to ensure timely handling and completion of inspections and repairs when applicable.
  • Process invoices and submit payment requests within documented guidelines ensuring that the system is accurately documented.
  • Lead customers through the applicable warranty dispute process.
  • Perform other duties as assigned.
