The company delivers custom luxury residences, boutique resorts, private island properties, and commercial developments throughout the Bahamas and the wider Caribbean.

This is an opportunity for an experienced Superintendent to join a highly respected team and work on exceptional projects in one of the world's premier luxury construction markets.

About the Position

We are seeking an experienced Project Manager to lead the planning, organization, coordination, and execution of luxury residential construction projects from initial startup through completion. This position is based in Nassau, Bahamas.

The Project Manager will serve as the principal company representative responsible for the administrative and technical management of assigned projects, ensuring work is delivered according to established schedules, budgets, plans, specifications, and quality standards.

This is a highly visible position requiring a construction professional who can effectively manage clients, architects, consultants, subcontractors, vendors, and internal teams while maintaining control of project cost, schedule, procurement, contracts, and changes.

The ideal candidate has a strong background in custom and luxury residential construction and thrives in a hands-on environment where attention to detail, communication, and problem-solving are critical to project success.

Key Responsibilities

Project Planning & Execution

  • Plan, organize, direct, and control construction projects from preconstruction through completion.
  • Establish project objectives, milestones, schedules, budgets, and execution strategies.
  • Coordinate project activities to ensure construction progresses according to plans, specifications, schedule, and budget.
  • Maintain visibility into project progress and proactively address potential issues or delays.
  • Coordinate closely with field leadership to ensure successful project execution.

Project Administration & Controls

  • Maintain overall responsibility for project administration.
  • Manage project cost controls, schedule controls, and financial performance.
  • Monitor project budgets, commitments, expenditures, and projected costs.
  • Maintain accurate project documentation and reporting.
  • Identify cost and schedule risks and implement corrective actions.

Contract & Change Order Management

  • Administer contracts and ensure compliance with contractual requirements.
  • Manage the change order process from identification through approval and execution.
  • Evaluate scope changes and their potential impact on project cost and schedule.
  • Coordinate with clients, architects, consultants, and subcontractors regarding changes and project issues.
  • Maintain accurate records of project correspondence, commitments, and contractual documentation.

Procurement & Subcontractor Coordination

  • Develop and manage project procurement activities.
  • Coordinate material and equipment requirements with project schedules.
  • Solicit and evaluate subcontractor and vendor proposals.
  • Manage subcontractor and supplier relationships throughout the project.
  • Ensure materials, equipment, and services are available when required to maintain project progress.

Client & Stakeholder Management

  • Serve as the primary company representative for assigned projects.
  • Maintain strong relationships with clients, architects, designers, consultants, subcontractors, and vendors.
  • Lead or participate in project meetings and provide regular project updates.
  • Communicate project status, challenges, changes, and solutions effectively.
  • Represent the company's commitment to quality, professionalism, and exceptional client service.

Quality & Project Closeout

  • Monitor project quality and ensure work conforms to plans and specifications.
  • Coordinate resolution of construction issues and deficiencies.
  • Maintain accountability for project completion and turnover.
  • Lead closeout activities, including documentation, punch lists, final inspections, and client turnover.

Requirements

  • Proven experience managing construction projects from preconstruction through completion.
  • Strong background in custom and luxury residential construction.
  • Demonstrated ability to manage project budgets, schedules, contracts, change orders, and procurement.
  • Strong understanding of residential construction methods, materials, sequencing, and project coordination.
  • Ability and willingness to relocate to or work from Nassau, Bahamas, with travel to project locations as needed.

Preferred Requirements

  • Experience with high-end custom homes and luxury residential developments.
  • Experience managing complex projects in resort, hospitality, or private estate environments.
  • International or Caribbean construction experience.
  • Experience with remote, island, or logistically challenging construction projects.
  • Experience coordinating projects involving imported materials, specialized vendors, and complex transportation logistics.
