As a Leasing Specialist, you are the primary Sales & Marketing associate for a large-scale business venture that has the potential to redefine part of this exciting, dynamic city, and be an icon for generations. You will play an essential role in leading efforts in advertising and marketing, touring and greeting new prospects, and ensuring that all follow-up and closing procedures are being followed in order to boost occupancy and provide an extraordinary resident experience.
How This Role Creates Value:
Leasing
  • Greet and tour new prospects and build quality, long-term relationships with all those you come in contact with.
  • Maintain thorough and accurate records of all in-person, telephone, and digital communication and manage CRM software to ensure that follow-ups are conducted and all questions and requests are answered in a timely and professional manner.
  • Qualify new and prospective residents in accordance with company and property policies and Fair Housing laws.
  • Recommend and implement scheduled rent increases, rent specials and/or concessions.
  • Manage upcoming vacancies and turnover information.
  • Support Resident Relations and Maintenance teams to ensure that units are ready for move-in and meet company standards.
  • Complete daily, weekly, and monthly leasing reports to keep owners and investors apprised of on-site activity.

Marketing
  • Lead marketing strategies to generate traffic, devising innovative and creative ways to attract and retain potential and current residents.
  • Prepare monthly marketing and outreach calendar and plan and execute all activities and events to source new qualified leads.
  • Manage all social media accounts and post content regularly.
  • Maintain constant understanding of market dynamics in order to determine optimum rent levels and conduct monthly market surveys and visit competing properties regularly.

Other

  • Support the Resident Relations team to ensure resident satisfaction and help boost retention and reputation management scoring. Regularly attend and participate in resident functions and events.
  • Support the Property Manager and Maintenance Supervisor in the ongoing maintenance and facility management operations of the community.
  • Serve as a utility player, ready to jump in at a moment's notice to help out wherever needed.
  • Establish and maintain relationships with third party clients, investors, suppliers, vendors, and others partnering with the property.

What You Offer:
  • Preferably at least 1 year of professional work experience, preferably in hospitality, retail, real estate, customer service, or sales.
  • Ability to learn and institute industry standards.
  • Must be a motivated & organized self-starter with the ability to work well in a team setting.
  • Must be able to work weekends (rotation schedule) and evening and after-hour events.
  • Proficient with computer programs, including Microsoft Office Suite and Excel. Industry software (Yardi or Entrata) experience preferred.
  • College degree preferred.
