Impact Housing is a vertically integrated housing development company with a mission to solve the housing crisis among low- and moderate-income households in Southern California. With a 55,000 SF modular manufacturing facility, an in-house architectural and construction team, and a growing portfolio of market rate and affordable housing projects, Impact Housing is scaling its operations to deliver meaningful, innovative housing solutions.

POSITION SUMMARY

The Manufacturing Product Engineer is a hybrid role that combines construction drawing expertise with manufacturing engineering principles. This position reviews architectural and engineering drawings to extract critical information, creates detailed shop drawings for fabrication, and applies manufacturing engineering techniques to optimize production processes, cost efficiency, and quality control. This role ensures design constructability while developing efficient manufacturing workflows and fabrication procedures for building components.


KEY RESPONSIBILITIES


Drawing Review & Analysis

  • Analyze architectural, structural, and MEP drawings to identify all pertinent information required for fabrication and construction
  • Review project specifications, details, and notes to ensure complete understanding of design requirements
  • Identify potential conflicts, discrepancies, or constructability issues in the original drawings
  • Coordinate with architects, engineers, and project managers to clarify design intent when information is unclear or missing
  • Shop Drawing Creation & Manufacturing Engineering
  • Develop detailed shop drawings that translate design concepts into manufacturable specifications
  • Include all necessary dimensions, materials, connection details, fabrication notes, and manufacturing processes
  • Create assembly drawings, detail drawings, installation sequences, and manufacturing work instructions
  • Ensure shop drawings comply with relevant building codes, industry standards, and project specifications
  • Design jigs, fixtures, and tooling requirements for efficient fabrication processes


Manufacturing Process Development

  • Develop and optimize manufacturing processes for building component fabrication
  • Create detailed work instructions, process flows, and quality control checkpoints
  • Analyze production efficiency and recommend process improvements
  • Establish manufacturing standards, tolerances, and quality specifications
  • Coordinate with production teams to ensure manufacturability and cost-effectiveness


Technical Documentation & Process Control

  • Prepare material lists, cut sheets, fabrication schedules, and bill of materials (BOM)
  • Generate installation guides, assembly instructions, and manufacturing procedures
  • Create as-built documentation reflecting approved field modifications and process changes
  • Develop and maintain manufacturing documentation, work instructions, and quality manuals
  • Establish and monitor key performance indicators (KPIs) for manufacturing processes


Quality Control & Engineering Coordination

  • Review shop drawings for accuracy, completeness, manufacturability, and adherence to design standards
  • Implement quality control systems and inspection procedures for manufacturing processes
  • Coordinate submittal processes and manage drawing approval workflows
  • Interface with fabricators, contractors, suppliers, and production personnel to ensure technical accuracy
  • Participate in design review meetings, value engineering sessions, and manufacturing planning discussions
  • Conduct root cause analysis for manufacturing defects and implement corrective actions


QUALIFICATIONS


Education & Experience

  • Bachelor's degree in Mechanical Engineering, Manufacturing Engineering, or Industrial Engineering (Required)
  • Alternative: Associate's degree in Engineering Technology plus significant manufacturing experience
  • Minimum 2-4 years of combined experience in construction, manufacturing, fabrication, or technical drawing
  • Proven experience creating shop drawings and manufacturing documentation for construction or industrial projects
  • Experience with manufacturing process development and optimization


Technical Skills

  • Proficiency in CAD software (AutoCAD, SolidWorks, Inventor, Revit, or similar)
  • Strong understanding of manufacturing processes (machining, welding, forming, assembly)
  • Knowledge of construction methods, materials, building systems, and fabrication techniques
  • Experience with manufacturing engineering principles including lean manufacturing, Six Sigma, or similar methodologies
  • Familiarity with GD&T (Geometric Dimensioning and Tolerancing)
  • Understanding of structural connections, MEP systems, and architectural details
  • Knowledge of building codes, industry standards (AISC, ACI, ASME, etc.)
  • Experience with 3D modeling, BIM coordination, and manufacturing simulation software preferred


Manufacturing & Process Skills

  • Experience with process flow development and work instruction creation
  • Knowledge of quality control systems and statistical process control (SPC)
  • Understanding of material properties, metallurgy, and manufacturing tolerances
  • Familiarity with cost estimation and value engineering principles
  • Experience with production planning and scheduling
  • Knowledge of safety regulations (OSHA) and manufacturing best practices
