At 52TEN, we believe strong communities start with strong leadership. We are seeking a driven, service-oriented Community Manager to join our team in north Phoenix, Arizona.
 

About The Role
52TEN is acquiring a 150-homesite manufactured housing community in North Phoenix, and we’re looking for a strong Community Manager to lead the property through its transition and into its next chapter.
This is an opportunity to take real ownership of a community—not simply maintain the status quo. You’ll lead day-to-day operations, build relationships with residents, drive occupancy and home sales, and work closely with our District Manager to identify opportunities to strengthen the community and its performance.
You’ll have the support and resources of an established, growing company while still having the autonomy to make an impact at the property level. From creating a great resident experience to developing your onsite team and improving financial performance, you’ll play a meaningful role in shaping what this community becomes under 52TEN’s ownership.
We’re looking for someone who enjoys being hands-on, takes pride in running a great property, and is excited by the opportunity to improve a community rather than simply inherit an established playbook.
 

Key Responsibilities

Lead the Community

  • Take ownership of the day-to-day operations and performance of a 150-homesite community.
  • Serve as a visible, approachable leader for residents and the onsite team.
  • Lead and support the onsite maintenance technician and coordinate vendors and contractors as needed.
  • Partner closely with the District Manager to execute community priorities, solve problems, and identify opportunities for improvement.
  • Set the standard for professionalism, accountability, responsiveness, and resident service.

Deliver an Exceptional Resident Experience

  • Build strong relationships with residents and create a welcoming, well-managed community.
  • Respond to resident questions and concerns promptly, professionally, and with sound judgment.
  • Communicate and enforce community policies fairly and consistently.
  • Address violations and other community concerns proactively while maintaining positive resident relationships.
  • Look for opportunities to strengthen resident satisfaction, engagement, and pride in the community.

Drive Property Performance

  • Manage key community performance areas, including collections, occupancy, operating expenses, and resident retention.
  • Monitor property financials and operating metrics, identify trends, and take action when needed.
  • Support budgeting, forecasting, variance management, and property-level reporting.
  • Identify opportunities to improve revenue, control expenses, and strengthen overall community performance.

Maintain a Great Community

  • Conduct regular property walks and maintain high standards for appearance, safety, and curb appeal.
  • Coordinate maintenance priorities, vendor work, and community improvement projects.
  • Ensure resident records, notices, inspections, and other required documentation are accurate and timely.
  • Maintain compliance with company policies and applicable health, safety, and regulatory requirements.

Manage Leasing & Home Sales

  • Manage available homes and homesites as opportunities arise, including inquiries, tours, applications, and move-ins.
  • Coordinate home sales and leasing activity from initial inquiry through closing or move-in.
  • Maintain accurate listings and ensure available inventory is presented and marketed effectively.

Help Shape What's Next

  • Play an active role in transitioning the community into 52TEN's portfolio and establishing strong operating practices from the start.
  • Identify opportunities to improve operations, resident experience, property appearance, and financial performance.
  • Bring ideas forward, take initiative, and collaborate with the broader 52TEN team to make the community better.
 

Qualifications

Required
  • 2+ years of experience in property management, including Community Manager, Assistant Community Manager, Property Manager, Assistant Property Manager, or similar experience
  • Proven experience in sales, leasing, or revenue-generating roles
  • Strong leadership capability with experience supervising teams
  • Strong business mindset with a focus on performance and accountability
  • Experience managing or contributing to property financial performance (budgets, KPIs, or P&L)
  • Excellent communication, organization, and conflict resolution skills
  • Proficiency with property management and business systems (Outlook, Google, etc.)
  • Knowledge of basic maintenance operations
  • Valid driver’s license and reliable transportation
Preferred
  • Experience in manufactured housing, RV, or multifamily communities
  • Experience with Rent Manager or similar systems


Compensation and Benefits

  • $55,000-60,000 base salary
  • Quarterly incentive compensation eligible based on overall community performance and individual contribution.
