Senior Resident Project RepresentativePosition Overview

KEITH is hiring a Senior Resident Project Representative to act as the owner’s on-site representative for a $300M airport project at Fort Lauderdale-Hollywood International Airport (FLL). The RPR will be responsible for monitoring contractor performance, ensuring quality compliance, and representing the interests of the client throughout construction.

Key Responsibilities:
  • Serve as the day-to-day liaison between the construction team, design professionals, and the owner.
  • Observe all phases of construction including site preparation, structural, architectural, MEP, and finishes.
  • Ensure contractor compliance with approved drawings, specifications, codes, and regulatory standards.
  • Track progress against schedule and report deviations, risks, or issues.
  • Maintain accurate records including daily logs, photographs, and as-built documentation.
  • Facilitate resolution of field conflicts and RFIs in collaboration with designers and contractors.
  • Provide oversight for punch list development, commissioning, and project closeout.
Qualifications:
  • 10+ years of relevant experience in building construction inspection and resident project representation.
  • Strong background on complex, multi-phase capital projects, preferably in aviation or public facilities.
  • Demonstrated expertise in construction observation, field coordination, and QA/QC practices.
  • Ability to manage multiple stakeholders and maintain professionalism in high-pressure environments.
  • Familiarity with FAA and airport authority standards a plus.
  • Excellent reporting, documentation, and problem-solving skills.
