Executes building renovations and new construction by managing design and construction activities. The primary responsibility of the Project Manager is the management of planning, design and construction activities for projects of all sizes. Managed activities include project scope definition, scheduling, budget preparation, consultant selection, design, document production, project estimating construction on projects that involved new or existing facilities, renovations and infrastructure. The PM is responsible for overseeing the activities of architects, engineers, specialty consultants, contractors and sub-contractors, coordinating interface stakeholders, maintaining appropriate quality and design standards, and to manage small workforces of in-house construction staff as needed. The PM is expected to successfully manage a moderate to heavy workload of projects requiring technical and practical knowledge, utilizing insight and good judgement on projects of varying levels of difficulty and utilizing good interpersonal and management skills.


Responsibilities
  • Serves as an Project Manager on selected projects. Determines customer needs, provides project administration including allocation of design, construction and operational resources, establishes budgets, schedules and manages the day to day activities (including hazard assessment and job site safety) of the project either directly or through a third party.
  • Directs and manages the financial performance of projects in a cost-effective manner. - Establishes and maintains budgets. - Secures competitive bids from vendors, subcontractors and general contractors. - Authorizes change orders. - Approves pay requests. - Manages expenditures. Allocates and manages resources appropriately.
  • Completes construction and renovation projects. - Evaluates pre- and post- occupancy measures. Assists with coordination and relocation of staff and equipment. - Prepares and manages interim life safety plans and measures. - Directs the work of in-house staff and subcontractors. - Creates and maintains schedules.
  • Provides material/equipment take-offs, purchases and arranges delivery. - Ensures work meets project specifications and standards. - Provides for job site safety. - Obtains closeout documentation and as-built drawings. - Provides customer orientation/delivery of finish product.

Qualifications

Minimum Education and Experience Requirements:

  • B.S. in Building Construction, Construction Management, Engineering or Architecture
  • Five years minimum experience in commercial construction, or collectively ten years commercial construction experience. Must have experience in commercial construction project management and general knowledge of all phases of commercial construction and hospital building codes, including JCAHO and AHCA standards.
  • Two years supervisory experience recommended.
