Facilities Manager - Capital RegionAlbany, NYPosition Overview

We are seeking an experienced Facilities Manager to oversee all facilities management operations across our Capital Region portfolio based in Albany, NY. This role will be responsible for ensuring optimal building performance, managing vendor relationships, overseeing maintenance programs, and delivering exceptional service to building occupants across multiple properties in the region.

Key Responsibilities

Operations Management Lead day-to-day facilities operations across the Capital Region portfolio, ensuring buildings operate efficiently, safely, and in compliance with all applicable codes and regulations. Develop and implement preventive maintenance programs to maximize asset performance and minimize downtime. Monitor building systems including HVAC, electrical, plumbing, life safety, and security systems to ensure operational excellence.

Vendor and Contract Management Manage relationships with third-party service providers, contractors, and vendors to ensure quality service delivery and cost effectiveness. Negotiate contracts, oversee performance, and ensure compliance with service level agreements. Coordinate with procurement teams to source services and materials as needed.

Financial Management Develop and manage operating budgets for assigned properties, tracking expenses and identifying cost-saving opportunities without compromising service quality. Prepare financial reports and forecasts for senior management. Approve invoices and purchase orders within established authority levels.

Team Leadership Supervise and mentor on-site facilities staff and coordinate work assignments to ensure efficient operations. Conduct performance evaluations, provide coaching and development opportunities, and foster a culture of continuous improvement and customer service excellence.

Compliance and Safety Ensure all facilities comply with federal, state, and local regulations including OSHA, ADA, environmental standards, and building codes. Maintain required certifications, permits, and inspection records. Develop and implement emergency response procedures and conduct regular safety training.

Stakeholder Management Serve as primary point of contact for building occupants, addressing concerns promptly and professionally. Conduct regular property inspections with clients and stakeholders. Prepare operational reports and present findings to leadership and clients.

Required Qualifications
  • Bachelor's degree in Facilities Management, Engineering, Business Administration, or related field; or equivalent combination of education and experience
  • Minimum 7 years of progressive facilities management experience, with at least 3 years in a supervisory role
  • Strong knowledge of building systems, mechanical/electrical operations, and maintenance best practices
  • Demonstrated experience managing operating budgets and capital projects
  • Proficiency with CMMS (Computerized Maintenance Management Systems) and Microsoft Office Suite
  • Valid driver's license and ability to travel between properties within the region
  • Strong problem-solving skills and ability to make sound decisions under pressure
  • Excellent communication skills, both written and verbal
  • Proven ability to build effective relationships with diverse stakeholders
Preferred Qualifications
  • Certified Facility Manager (CFM), Facilities Management Professional (FMP), or similar professional certification
  • Experience with LEED or other sustainability programs
  • Knowledge of New York State building codes and regulations
  • Experience in corporate or commercial real estate environments
  • Project management certification (PMP) or demonstrated project management experience
Physical Requirements

This position requires regular travel between properties within the Capital Region. Must be able to conduct site inspections that may involve walking extensively, climbing stairs, accessing rooftops and mechanical spaces, and working in various environmental conditions. Must be able to respond to emergency situations outside of normal business hours when required.

This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without sponsorship.

Estimated compensation for this position:

125,000.00 - 150,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
