JOB SUMMARY
We are seeking a senior Director of Marketing to work closely with the Vice President of Marketing in leading the marketing function across our national multifamily portfolio, spanning both digital and physical/experiential marketing. Reporting to the VP, this role partners on strategy, budget, and execution, and helps lead the internal team and external agency partners to drive measurable leasing, occupancy, and brand outcomes across stabilized assets, active lease-ups, and property rebrands.
This is a senior, collaborative role. Working hand in hand with the VP of Marketing, the successful candidate helps translate portfolio and asset-management objectives into integrated marketing programs, keeps agencies and vendors accountable to strategy and ROI, and serves as a marketing partner to operations, asset management, and regional leadership. It is ideal for an experienced, data-driven marketing leader who thrives in a partnership-driven environment and brings deep multifamily or real estate expertise across both the digital stack and the physical, on-site brand experience.
RESPONSIBILITIES
Strategy & Leadership
  • Partner with the VP of Marketing to set and execute the marketing strategy for the national portfolio, aligned to leasing velocity, occupancy, and NOI objectives set with operations and asset management.
  • Work alongside the VP to lead and develop the marketing team, setting priorities, allocating workload, and driving performance and professional growth.
  • Collaborate with the VP to manage the marketing budget across digital media, physical/experiential programs, and agency partners, allocating spend, forecasting, and reporting return on investment to leadership.
  • Serve as a marketing partner to operations, asset management, and regional leadership, translating business goals into marketing programs.
  • Work with the VP to direct agency and vendor relationships to strategy, leading RFP creation, vendor vetting, selection, scoping, and performance management rather than simply coordinating deliverables.
  • Partner with the VP to establish reporting cadences, dashboards, and KPIs that connect marketing spend to leasing and revenue outcomes.

Digital Marketing
  • Partner with the VP to develop and execute paid media strategy across search, social, and programmatic channels, optimizing cost-per-lead and cost-per-lease.
  • Work with the VP to drive SEO/SEM strategy and execution across property and portfolio web properties.
  • Collaborate with the VP on Internet Listing Service (ILS) strategy and performance across the portfolio, including listing syndication, accuracy, and spend efficiency.
  • Work with the VP to manage the website/CMS, content, and conversion strategy, keeping listings, pricing, photography, and messaging current and on-brand across all platforms.
  • Partner with the VP on marketing analytics and attribution, delivering lead-to-lease reporting that ties channel performance to leasing outcomes.
  • Work with the VP to drive online reputation and review management, improving ratings and response quality across properties.
  • Collaborate with the VP on email/CRM programs and their integration with leasing technology, including AI leasing tools and prospect nurture workflows.
  • Work with the VP to shape social media strategy across channels (Instagram, Facebook, LinkedIn, and emerging platforms), ensuring consistent messaging and measurable engagement.

Physical & Experiential Marketing
  • Partner with the VP to maintain on-site and community branding standards across the portfolio, ensuring a consistent brand experience at every physical touchpoint.
  • Work with the VP to lead signage, wayfinding, and environmental branding programs, directing vendors through design, production, and installation.
  • Collaborate with the VP to direct model unit and leasing-gallery merchandising and the overall physical prospect experience.
  • Work with the VP on print, collateral, and out-of-home (OOH) marketing programs.
  • Partner with the VP to lead lease-up launch marketing, grand openings, and property rebrands from strategy through execution.
  • Work with the VP to plan and oversee resident and prospect events and experiential activations that support leasing and retention.
  • Collaborate with the VP to manage promotional and branded merchandise programs, including the company SWAG store.

Brand & Operations
  • Work with the VP to ensure brand consistency and quality across every physical and digital touchpoint in the portfolio.
  • Partner with the VP to manage the industry awards program, staying informed on relevant opportunities and ensuring timely, high-quality submissions.
  • Collaborate with the VP to maintain shared marketing resources and digital asset management, keeping assets, press materials, and brand standards current and accessible.

QUALIFICATIONS & REQUIREMENTS
  • Bachelor's degree in Marketing, Communications, or a related field required; advanced degree a plus.
  • 8-10+ years of progressive marketing experience, with multifamily or commercial real estate strongly preferred, including exposure to both lease-up and stabilized assets.
  • Demonstrated experience across both digital and physical/experiential marketing functions.
  • Proven people-leadership experience, having managed internal teams and directed external agencies and vendors.
  • Experience managing marketing budgets with clear accountability for ROI.
  • Strategic (not introductory) command of paid media, SEO/SEM, content strategy, marketing analytics, and attribution.
  • Deep familiarity with real estate marketing platforms (ILS websites, MLS), CRM and leasing technology, online reputation tools, and AI leasing solutions.
  • Multi-market or national portfolio experience; comfortable traveling to properties and markets as needed.
  • Proficiency with Adobe Creative Suite (Photoshop), Canva, and social scheduling tools (e.g., Sprout Social, Hootsuite).
  • Excellent written and verbal communication, a collaborative and proactive style, and a data-driven, accountable approach
