This role is a current 12month contract vacancy on the Allied team. 
Purpose

The focus of this position is to manage the planning and execution of Capital, Base Building, Landlord's  Work and Tenant's Turnkey projects. As a Manager, Construction, you will oversee a range of tenant improvements and capital projects, ensuring they are delivered on time, within budget, and to a high standard of quality.

Reporting to the Senior Director, Technical Services, you will collaborate with internal teams, consultants, contractors, and tenants to lead project execution from design through to close-out. Your work will play a key role in maintaining operational continuity, enhancing the built environment, and supporting the overall performance and long-term value of the portfolio.

Responsibilities
  • Manage  assigned construction projects from conception to completion.
  • Validate and manage the budgets for assigned active projects and future projects.
  • Ensure recommendations and analysis are based on accurate information and estimates.
  • Coordinate with the consultant team to ensure drawings, specifications and contract documents are prepared in an accurate and timely fashion including feedback from other Allied functions.
  • Prepare RFP documents for the procurement of consultants and contractors.
  • Attend consultant and construction meetings for assigned projects as required.
  • Develop strong working relationships with all functions within the organization.
  • Review the project plans and specifications and comment on the concept and design, scheduling, possible cost savings measures and potential construction problems.
  • Coordinate municipal permit process, including liaising with consultants and municipal authorities.
  • Raise and discuss relevant issues and work with the project team to find appropriate solutions.
  • Track all project budgets, costs to complete, variance analysis and provide monthly updates to Management as required.
  • Review and monitor all change order costs, maintain current change order logs.
  • Review monthly progress draws and invoicing including final holdbacks.
  • Conduct site visits for planning and supervision of projects.
  • Ensure required project documents are created, approved and filed according to company policies and procedures.
  • Manage the project close-out process including turnover, budget reconciliation, warranties and close out documentation.
  • Prepare accurate cost estimates and budgets in a timely manner for potential leasing deals.
  • Work closely with portfolio operations, user experience, and technical services, during the construction process.
  • Oversee tenant work in accordance with the Lease from the onset through to completion, including review of tenant drawings, permits and other documentation, attend site meetings with tenant and contractors, monitor completion of tenant construction activities, sign off on project completion.
  • All other duties as required.
Qualifications
  • Minimum 5 years of progressive experience in  project management, construction, and real estate in general.
  • University degree or college diploma in a related field.
  • Strong knowledge of construction methods, materials, practices, procedures and building codes.
  • Understand construction terms, scheduling, planning concepts, construction contracts (including CCDC2, CCDC5B and indemnity).
  • Proven ability to budget, build relationships, and prioritize on multiple construction projects.
  • Great interpersonal and collaborative skills
  • Bilingual French and English verbal and written communication.
  • Strong analytical skills and attention to detail, with an ability to solve problems.
  • An assertive self-starter with the ability to work independently under minimal supervision.
  • Good computer skills with intermediate knowledge of MS Excel, MS Word, and MS Project.
