Job Title: Full-time Floating Maintenance Technician
Location: Traveling between our locations in the Cincinnati and Dayton areas. (May be asked to travel to Toledo or Louisville on occasion.)
Salary/rate: $27 - $30/hr. (based on experience) + $50/monthly cell phone stipend
Join our fantastic team as a full-time Floating Maintenance Technician! We are looking for a professional individual with a results-driven mindset and a positive attitude. This position is responsible for the maintenance and repair of buildings, landscapes, and equipment. You'll perform various tasks to ensure that properties are well-maintained and operational, including preparing vacant units for new tenants. The candidate must also be willing to travel as needed between multiple locations.
Responsibilities:
General Maintenance: Perform routine inspections and maintenance tasks on residential properties, including plumbing, electrical, and HVAC systems. Supervise the work of outside contractors involved in maintaining the property's physical condition, as directed by the Property Manager.
Repairs: Address routine maintenance issues and requests promptly, such as minor carpentry work, leak repairs, painting, and repairs to small and large household appliances (including installation), as well as smoke detectors and ceiling lights, while providing exceptional service and minimizing reliance on outside vendors.
Property Inspections: Conduct regular property inspections to identify maintenance needs and ensure compliance with safety and fair housing regulations.
Property Operations: Ensure that vacant units are promptly prepared for rent. Conduct regular inspections of common areas and vacant units to ensure they remain clean, well-maintained, and visually appealing, embodying a "market-ready" standard. Keep detailed, accurate records of all maintenance activities and a comprehensive inventory of supplies to facilitate efficient management and responsiveness.
Qualifications:
  • Availability: Must be able to participate in the on-call rotation for multiple properties.
  • A valid driver's license and reliable transportation are required.
  • As a condition of employment, satisfactory background and MVR checks are required.
  • Experience: Experience in property maintenance, construction, or a related field is highly preferred. Ability to communicate effectively in English, both verbally and in writing.
  • Skills: HVAC experience is required. HVAC certification is a significant advantage. EPA certification is also beneficial. Basic skills in electrical work, plumbing, and carpentry are essential. Strong communication and interpersonal skills are required. Applicants should demonstrate a solid work ethic and the ability to work independently.
  • Physical Requirements: Ability to perform manual labor, lift objects weighing over 50 lbs., and work in various weather conditions.
