Job description

Gargoyle Management, Inc. was founded in Lubbock, Texas. With over 30 years of self-storage experience, we provide professional management services for the self-storage industry. We are committed to empowering our employees to become leaders, promote teamwork, and create a trusting, friendly, and enjoyable workplace.

We are seeking a full-time Assistant Property Manager to oversee day-to-day operations in our Midland, TX storage facilities. As an Assistant Property Manager, you will assist the Property Manager in daily store operations and act as the on-site supervisor in their absence. Our ideal candidate has a strong work ethic and will strive to achieve and exceed sales goals while providing excellent customer service in a clean, well-maintained, and secure storage facility.

JOB DUTIES AND RESPONSIBILITIES

  • Ensure cleanliness of the office, driveways, hallways, bathroom, units, and grounds
  • Inspects condition of premises periodically and arranges for necessary maintenance
  • Communicates with prospective tenants, manages move-in and move-out processes handles paperwork, explains policies, and records information to ascertain needs and qualifications
  • Accompanies potential tenants to storage units and discusses the size of units to meet customer needs, availability of units, add-ons available, and terms of the lease
  • Completes lease agreements and collects amounts due at signing
  • Ability to handle cash and credit card payments by verifying information, handling discrepancies, and processing deposits accurately
  • Be the expert in storage options, current promotions, facility amenities, as well as those of competitors by maintaining awareness of the local market
  • Enthusiastically and professionally answer inbound phone calls and emails from potential and current tenants
  • Maintain a consistent closing sales ratio
  • Answer after-hours calls and emails as needed and respond to customer needs promptly to assure customer satisfaction
  • Follows all laws, regulations, and company policies as well as other reference material

QUALIFICATIONS

  • Valid Driver’s License
  • Reliable transportation
  • Ability to pass a pre-employment background check
  • Excellent customer service skills
  • Sales experience (preferred)
