Job description


BUILDING MAINTENANCE - Goggleworks Apartments/Reading Mall/Farmers Market:
Employees at this level are expected to perform minor repairs and improvements in a variety of trades under the direction of the Regional Maintenance Manager, Operations Manager, or Store Manager. Works in conjunction with Prism Asset Management personnel to insure proper operation of the facility.
Duties: The following list of typical duties performed by individuals in this position. Specific duties performed by an incumbent will vary depending upon the employee's skillset and ability to learn.
  • Clean/organize maintenance related areas to keep compliant with regulations.
  • Assists in servicing and replacing minor plumbing fixtures.
    • Coordinate with local utilities for meter readings and contractors for servicing Water and fire sprinkler systems.
  • Performs minor electrical work not requiring a licensed electrician such as replacing light bulbs, ballasts, electrical outlets/covers, switches and fuses.
    • Conducts a monthly parking lot light inspection and contacts vendors as required to complete repairs and re-lamp.
  • Assists in minor carpentry and repair work.
  • Maintain machinery, equipment and tools by cleaning, lubricating, greasing, oiling to ensure optimum working order.
  • Keeps sidewalks and parking area's in good condition to limit tripping opportunities for customers/vendors.
    • Work with contractors as required to complete repairs.
    • Use weed control products to keep growth under control.
  • Monitors storm sewers for proper flow, be alert for sink holes.
  • Empty and Maintain mall owned trash receptacles.
  • Window cleaning of empty tenant facilities and keeping them in good condition for possible tenant visits.
  • Enforcing Tenant restrictions (Parking, Trash, etc)
  • Applies paint, varnish, and stain to all types of surfaces in order to protect and beautify surfaces using appropriate tools and equipment. Repairs drywall and other surface materials.
  • Completes minor roofing repairs, keeps rooflines and drains clear of debris. Contacts roofing contractor when needed to have repairs completed.
  • Adjusts and maintains doors and door openers
  • Repairs and minor patching to floor surfaces
  • Minor repairs and service to HVAC related equipment, belts, filters, drains.
  • Performs related duties as assigned by Operations Managers.

Qualifications: A high school diploma and at least one year of general building repair and maintenance.
