With over 5,000 acres in DFW, Billingsley has built 5 million SF of Commercial space, 550,000 SF of Retail, 9 million SF of Industrial, and over 10,000 units of Multi‑Family.

As Make Ready Manager at Billingsley Collection, you will lead the make ready operation for a 2,000+ unit community, directing a team that includes the Make Ready Coordinator, Make Ready Technicians, and Quality Control Coordinator. This role owns the full turn process from vacate to move‑in, ensuring every apartment home is ready on schedule, on budget, and to Billingsley’s standards of excellence.

Job Responsibilities Team Leadership and Development
  • Supervise, schedule, train, and develop the Make Ready Coordinator, Make Ready Technicians, and Quality Control Coordinator
  • Partner with the Service Manager/General Manager on staffing needs, performance, and any disciplinary matters for the make ready team
  • Clear and effective communication with team members, residents, and leadership
Turn Process and Scheduling
  • Direct and oversee the entire make ready process, ensuring vacant units are turned on schedule to meet move‑in and occupancy goals
  • Build and manage the make ready turn board, prioritizing units based on move‑in dates, notice‑to‑vacate timing, and occupancy needs
  • Walk and assess move‑out damages, charges, and turn scope
Vendor and Budget Management
  • Source, negotiate, and manage relationships with contractors and vendors supporting make ready turns
  • Maintain quality and pricing standards from vendors and contractors, verifying work before invoices are approved
  • Own and maintain an accurate PO system and manage make ready budget and spend
Quality Control and Inspections
  • Conduct final quality walks and inspections of completed units prior to move‑in
  • Serve as the point of escalation for issues identified during resident move‑in walk‑throughs
  • Ensure shops, tools, and equipment are organized, inventoried, and properly stocked
Safety, Compliance, and Reporting
  • Maintain company safety standards and regulations across the make ready team
  • Maintain accurate records of unit turn status, costs, and timelines, and report progress to the General Manager
  • Other duties as assigned by the General Manager
  • Work schedule is based on the need of the business and could require weekends
Job Qualifications
  • High School Diploma, or equivalency; trade certifications a plus
  • 3 to 5 years of experience in multifamily maintenance or make ready operations, including at least 1 to 2 years in a lead or supervisory role
  • Hands‑on skills associated with multifamily service operations, including plumbing, electrical, HVAC, appliance, and drywall/paint repair
  • Yardi experience and knowledge
  • Proven ability to manage vendor relationships, contractor quality, and budgets
  • Cell phone, tools, and vehicle to complete job responsibilities
  • Computer skills including email, Word, and Excel
  • Strong leadership, coaching, and team‑building skills
  • Positive attitude promoting teamwork and career‑oriented goals
  • Ability to multitask and manage competing priorities in a fast‑paced environment
