Job description

Responsibilities
  • Troubleshoot work orders daily for residents, prioritizing the service requests and ensuring they are completed in a timely fashion.
  • Prepare vacant units for new residents, ensuring that the unit meets the company standards/checklist.
  • Maintain the exterior grounds of the property and conduct seasonal duties such as cleanup or pool maintenance.
  • Conduct walk-throughs of the entire property to ensure everything is in working order; if not, take the appropriate steps for documenting and correction.
  • Prepare for inspections under the direction of the Maintenance Engineer or Property Manager.
  • Schedule outside contractors for projects, if necessary, under the direction of the Maintenance Engineer or Property Manager.
  • Clean and supply designated building areas (dusting, sweeping, vacuuming, mopping, cleaning ceiling vents, restroom cleaning, etc.) as needed.
  • Schedule and execute annual inspections needed on the property as needed, including but not limited to fire extinguishers, life safety systems, elevator, and any other annual inspections required by the city or state.
  • Attend staff meetings and complete virtual trainings as required or requested.
  • Other responsibilities as assigned by the Maintenance Supervisor or Property Manager.

Requirements

  • At least 1 year of residential Maintenance experience.
  • High School diploma or equivalent.
  • Ability to read and write English, follow verbal instructions, and use simple math.
  • HVAC experience required; HVAC certification is a plus.
  • Experience with Microsoft Office products.
  • Excellent time management and problem-solving skills.
  • Strong personal skills to interact with tenants.
  • It is essential to be safety-conscious as there is exposure to moving mechanical parts, fumes/airborne particles and risk of electrical shock.
  • Physical demands: Walking, standing, sitting, crouching, crawling, and climbing are necessary throughout the
    day. May be exposed to various weather conditions when working on the exterior of the property. It may be necessary to lift weights up to 100 pounds.
