Job description

Property Maintenance Assistant (Part-Time 24-32 hours per week) 
GHS Development LLC is seeking a dependable, hardworking, and motivated Property Maintenance Assistant to join our growing property management team. 
Essential Duties and Responsibilities 
  • Pick up maintenance supplies, equipment, appliances, and materials from retail stores, suppliers, and vendors. 
  • Deliver materials, tools, and equipment to maintenance personnel and job sites. 
  • Transport maintenance personnel or equipment between company properties as needed. 
  • Assist with apartment turnovers and make-ready projects. 
  • Assist with minor maintenance tasks such as changing light bulbs, replacing furnace filters, installing smoke detector batteries, assembling furniture or fixtures, painting touch-ups, and other basic maintenance duties. 
  • Perform general demolition work during renovation and maintenance projects. 
  • Complete job site, garage, and property clean-up, including hauling debris and disposing of materials. 
  • Assist with landscaping projects including mowing, trimming, edging, mulching, planting, watering, pruning, weeding, leaf removal, and general ground maintenance. 
  • Assist with seasonal maintenance, including snow removal, salting, ice control, and preparing properties for changing weather conditions. 
  • Load, unload, move, and organize construction materials, maintenance supplies, and equipment. 
  • Organize and maintain maintenance storage areas, shops, and company vehicles. 
  • Perform company errands such as post office runs, bank deposits, purchasing supplies, and delivering documents or materials between company locations. 
  • Assist maintenance technicians with general labor and special projects. 
  • Report property concerns, maintenance issues, or hazards to management. 
  • Maintain company vehicles, trailers, and equipment in a clean and orderly condition. 
  • Follow all company safety policies and procedures. 
  • Represent GHS Development LLC professionally when interacting with residents, vendors, suppliers, and coworkers. 
  • Perform other duties and special projects as assigned. 
Qualifications 
  •  High school diploma or GED preferred. 
  • Valid driver's license with an excellent driving record. 
  • Must be approved to drive under the company's automobile insurance policy. 
  • Reliable transportation to and from work. 
  • Ability to safely operate company vehicles, trailers, and basic maintenance equipment. 
  • Dependable, punctual, organized, and self-motivated. 
  • Strong work ethic and positive attitude. 
  • Ability to work independently with minimal supervision while also functioning as part of a team. 
  • Good communication and customer service skills. 
  • Previous experience in property maintenance, landscaping, construction, delivery services, or general labor is preferred but not required. 

Physical Requirements
 
  • Frequently lift and carry 50 pounds or more
  • Push, pull, bend, kneel, squat, climb ladders, reach overhead, and perform repetitive physical tasks. 
  • Stand and walk for extended periods. 
  • Work indoors and outdoors in varying weather conditions, including heat, rain, cold, snow, and ice. 
  • Safely load, unload, and transport building materials, landscaping supplies, appliances, and equipment.
