SUMMARY:
The Project Manager is responsible for supporting the project team with the daily management and execution of the construction process. The Project Manager manages one or more projects at various stages of construction. This role will assist with safety management, quality, cost management, contracting, scheduling, estimating, bidding and contract administration function to ensure successful completion of the project, both timely and within budget.
MINIMUM QUALIFICATIONS:
  • Bachelor's degree in Engineering, Construction Management, Architecture, or related field, or equivalent
    construction experience
  • General Contracting experience
  • Minimum of four (4) years previous construction experience
  • Knowledge of principles and practices of engineering and construction project management, including safety standards
  • Demonstrated ability to understand and learn technical systems and processes
  • Ability to effectively manage and lead junior team members
  • Ability to organize, assess, and prioritize multiple tasks, projects, and demands
  • Excellent verbal and written communication skills
  • Project management and scheduling software experience
  • Sustainable building experience (such as LEED certified projects)
  • Certifications / accreditations (CPR / First Aid, OSHA 30-hour, WELL, ILFI, LEED) preferred

TECHNICAL JOB KNOWLEDGE:
  • Prepares cost estimates, generates scopes of work, and prepares preliminary schedules and site logistics
  • Negotiates and issues subcontract agreements and purchase orders
  • Develops the detailed project construction schedule in coordination with Superintendent, trade partners, and suppliers; updates the schedule timely
  • Leads project meetings with owners, design team, and trade partners and provides documentation and follow up
  • Enforces the DAVIS Safety program, participating in safety walks, and leading the development of project-specific safety plans and orientation processes
  • Leads the management of the project closeout process, including preparing and completing project closeout checklists, punch list processes, and collecting and issuing project closeout documentation
  • Manages and coordinates HVAC, plumbing, life safety, HVAC/BMS controls, lighting controls, AV, security, voice/data, system rough-in, controls, startup, commissioning and wiring
  • Manages trade partner submittals, RFIs, change orders, and schedules
  • Maintains a complete, current, and accurate set of contract documents and "as-builts"; electronically posts and updates drawings with RFIs and submittals
  • Actively manages and tracks the approval, fabrication and transportation of materials necessary for construction
  • Creates, maintains and shares the Material Tracking Log for the project
  • Responsible for financial forecasting, reporting and preparation of Project Status Reports
  • Participates in project audits and post completion reviews
  • Prepares monthly project owner invoicing, including trade partner invoicing reviews, material invoicing review, and budget management

The base salary (or hourly) range for this position is
$105,000.00 - $140,000.00
