The Property Manager is responsible for the day-to-day operations of the community, ensuring the property is well-maintained, residents are supported, and financial and administrative tasks are completed in a timely and accurate manner. This role requires excellent organizational, communication, and leadership skills to manage leasing, maintenance, tenant relations, inspections, rent collection, and office administration.
Key Responsibilities:
  • Manage daily office operations, including handling mail, emails, phone calls, and file management.
  • Respond Promptly to sales and leasing inquiries.
  • Serve as the primary point of contact for resident concerns and inquiries.
  • Interpret and enforce community Rules and Regulations.
  • Conduct community inspections and issue notices or cease letters as needed.
  • Perform move-out inspections and send itemized charges within 30 days.
  • Document all tenant communications and activity in the resident file.
  • Initiate lease renewals, schedule inspections, generate punch lists, and send 30-day notices.
  • Keep leasing applications packets available and up-to-date.
  • Collect, review and process rental applications within 24-48 hours.
  • Send acceptance/denial letters and update system status.
  • Coordinate showings and complete the approval process for new tenants.
  • Schedule and prepare township inspections.
  • Check the rent payment lockbox twice daily during rent collection periods.
  • Process all payments according to SOP, including scanning checks/money orders using TD digital scanner.
Qualifications
  • Associate's degree; Bachelors Degree Preferred
  • Minimum of 2 years experience in property management, real estate, or related field.
  • Strong Customer Service, conflict resolution, and communication skills.
  • Proficiency in Microsoft Office including Microsoft Teams
  • Organized, Detail-oriented, and able to manage multiple tasks simultaneously
  • Knowledge of housing regulations and fair housing laws preferred.
  • Valid drivers license and reliable transportation required.
  • Must be able to walk community and move (lift and/or twist) a minimum of 20 lbs.
