ESSENTIAL JOB FUNCTIONS:
  • Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.
  • Oversee the "make-ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.
  • Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company's high quality.
  • Inspect the building and property daily, addressing safety issues promptly.
  • Perform routine preventative maintenance and respond to emergency repairs after hours.
  • Make budget recommendations for maintenance line items to the Community Manager.
  • Order and maintain inventory of building materials and supplies.
  • Coordinate with contractors and vendors to obtain bids for repairs and replacements.
  • Ensure the general upkeep of building common areas and grounds.
  • Perform other duties as assigned.

ANTICIPATED SALARY RANGE:
  • $58,000 -$62,400 per year
  • Annual Performance Bonus
  • This position is Non-Exempt, meaning eligible for overtime pay

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate's qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.
Final compensation offers will be determined following a thorough assessment of the candidate's background and the requirements of the position.

Qualifications
  • 3+ years of experience in general maintenance.
  • Schedule flexibility is required, including the ability to work weekends when necessary to meet property maintenance demands. Must be able to respond to emergencies/on-call rotation as needed.
  • 2+ years of direct supervisory experience is preferred
  • Experience with Real Page One Site or similar property management software preferred.
  • Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
  • General knowledge of Microsoft Office.
  • Affordable housing experience preferred.
  • Ability to lift and move up to 50 lbs.
  • High school diploma or equivalent; certification in a related trade preferred.
