What is a live in superintendent?

Live-in superintendents are professionals who reside on the premises of a residential or commercial building and are responsible for the day-to-day maintenance, repairs, and overall management of the property. They handle tasks such as responding to tenant requests, performing minor repairs, overseeing building systems, and ensuring the property is clean and safe. Because they live on-site, they are often available to address emergencies and urgent issues promptly. This role is essential in apartment buildings, condominiums, and sometimes commercial properties, ensuring smooth operations and tenant satisfaction.

What are the key skills and qualifications needed to thrive as a live in superintendent?

To thrive as a Live In Superintendent, you need strong knowledge of building maintenance, basic plumbing and electrical repair, and relevant experience in property management. Familiarity with work order systems, HVAC controls, and certifications such as EPA 608 for refrigerant handling are commonly required. Excellent problem-solving, communication, and organizational skills help you address tenant concerns and coordinate with vendors effectively. These skills ensure the safe, efficient operation of the property and contribute to tenant satisfaction and compliance with building regulations.

What are some of the most common challenges faced by a live in superintendent, and how can they be managed effectively?

Live In Superintendents often encounter challenges such as responding to after-hours emergencies, balancing maintenance requests from multiple tenants, and managing time between administrative tasks and hands-on repairs. Effective communication, strong organizational skills, and establishing clear protocols for emergency situations can help manage these challenges. Building good relationships with residents and proactively maintaining equipment can also reduce the frequency and urgency of problems, making the role more manageable and rewarding.

THE COMPANY:
Schnabel is a nationally recognized specialty contractor with over 65 years of experience in geostructural design-build and underground construction. With a portfolio of thousands of successful projects across the country, we are known for delivering smart, safe, and cost-effective solutions to complex engineering challenges. We specialize in advanced earth retention systems, deep foundations, ground improvement, specialized grouting, and other innovative geostructural techniques that create stable, lasting foundations for buildings, infrastructure, and other critical structures. This role bridges field operations and executive leadership, driving performance, standardization, and continuous improvement across all assigned projects.
Schnabel's scope of work includes a wide range of geostructural solutions: drilled and driven deep foundations, soil mixing, aggregate piers, rigid inclusions, soldier piles, tiebacks, soil nails, wood lagging, shotcrete, bracing, underpinning, and all types of grouting. Candidates who have direct construction experience and familiarity with these construction methods are preferred.
RESPONSIBILITIES:
Multi-Project Oversight
• Oversee field operations across multiple active project sites
• Directly manage and mentor Site Superintendents, ensuring alignment with company standards and project goals
• Monitor overall project performance, including schedule, cost, safety, and quality metrics
• Conduct regular site visits to assess progress, identify risks, and provide guidance
Leadership & Team Development
• Lead, coach, and develop Site Superintendents and emerging field leaders
• Establish clear expectations and accountability for field leadership teams
• Support succession planning and workforce development initiatives
• Promote a culture of collaboration, safety, and operational excellence
Safety & Risk Management
• Champion company-wide safety initiatives and ensure consistent implementation across projects
• Review safety performance and lead corrective actions for incidents or trends
• Ensure Site Superintendents and Foremen are effectively enforcing safety standards
Operational Excellence
• Standardize field processes, procedures, and best practices across projects
• Drive adoption of Lean construction practices, pull planning, and continuous improvement efforts
• Ensure effective planning, sequencing, and resource utilization across all sites
Schedule & Productivity Management
• Oversee project schedules and ensure Site Superintendents are maintaining milestone commitments
• Identify systemic risks or delays and implement corrective strategies
• Optimize resource allocation across multiple projects to maximize efficiency
Financial & Cost Awareness
• Collaborate with Operations Manager and Project Managers on budget performance
• Provide field input on cost trends, productivity, and forecasting
• Support review and approval of major field-driven cost impacts and change events
Client & Stakeholder Engagement
• Support key client relationships and participate in high-level project meetings
• Ensure field operations consistently meet or exceed client expectations
• Assist in resolving escalated project issues
Reporting & Communication
• Provide regular updates to the Operations Manager on project and field performance
• Ensure consistent and accurate reporting from Site Superintendents
• Communicate organizational priorities and initiatives to field teams
REQUIREMENTS:
  • Bachelor's degree in Construction Management, Engineering, or related field (or equivalent experience)
  • 8 years of heavy civil, industrial, or commercial construction experience, including senior field leadership roles
  • Proven experience managing multiple projects and supervising Superintendents
  • Strong knowledge of construction operations, scheduling, and field management practices
  • Ability to lift and carry up to 50 pounds
  • Ability to pass pre-employment drug test
  • Local and regional travel as required for projects
  • Driver's license and a safe driving record

SAFETY:
Support the company's safety and risk management objectives by adhering to established procedures, proactively identifying and addressing potential risks, and contributing to the achievement of safety goals through the use of metrics and continuous improvement efforts.
Don't hurt yourself, don't hurt anyone else, and don't let anyone hurt you; a simple philosophy that has been adopted at Schnabel. We live by this belief to provide a safe and healthy workplace for all our employees and subcontractors.
