Job Summary:


The Construction Superintendent will have oversight for our construction projects and function as the link between various internal stakeholders. The Construction Superintendent will lead and manage the on-site construction team, manage all work on sites, be responsible for keeping order and cleanliness on-site and enforce compliance with safety regulations. This position will ensure quality standards are met, and all equipment and materials are available as needed on-site. They will also consult with inspection authorities regarding approvals.


The Construction Superintendent will complete projects on time and within budget, and never compromise on quality – both what is hidden behind the walls and the finished product. The CS will possess strong leadership skills, be proactive, dynamically problem solve, multitask like their life depends on it, and thrive well under constant pressure.


Job Responsibilities:


·       Adhere to and maintain project schedule.

·       Confirm conformity with design and specifications. Inspect and punch various phases of work including framing, MEP, finishes and final punch of Units.

·       Communication with Project Manager and Subcontractors.

·       Generating RFI's.

·       Reviewing Submittals.

·       Ensure Site safety is always maintained.

·       Run weekly progress meetings and daily reporting.

·       Interface with project inspectors, contractors, architects, engineers, city, and county officials.

·       Maintain high standards of workmanship that adhere to original plans and specifications.

 

Requirements:


·       Minimum 5-10 years’ experience required. Minimum of 5 years working directly in Philadelphia under a licensed General Contractor leading job sites and attaining certificates of occupancy with Philadelphia L&I.

·       Multi-Family Construction of buildings over 50 units and Type 1A and Type IIIB are preferred.

·       Comfortable with basic computer skills. Daily reporting and scheduling with web-based software.

·       Strong technical knowledge of various trades (carpentry, MEP, & structural)

·       Skilled reading comprehension for technical documents, such as safety regulations, assembly and maintenance instructions, and procedure manuals.

·       Must be able to read instructions and blueprints and have a strong understanding of construction principles and methods.

·       Excellent verbal communications skills, especially when addressing tenants, inspectors, or official visitors to the website.

·       Keen eye to identify non-compliance with regulations or standards and ability to suggest solutions for deficiencies or problems.

·       Must be able to lift items up to 50 lbs. for assistance in loading and unloading building materials.

·       The ability to operate equipment and heavy machinery used in construction sites is a plus.

·       Must have a valid driver’s license and reliable transportation.
