Akelius is seeking a dedicated and detail-oriented Live-In Superintendent to oversee the maintenance, cleanliness, safety, and overall condition of our Midtown residential properties.
Reporting to an experienced Property Manager, the Superintendent will be responsible for maintaining Akelius’ living standards by ensuring a safe, clean, and comfortable environment for residents and staff. The ideal candidate will possess strong technical and maintenance skills, exceptional customer service abilities, and a proactive approach to problem-solving.
Key responsibilities
General duties
  • Develop and maintain positive, professional relationships with residents, third-party contractors, and municipal officials.
  • Prepare, print, and distribute notices as required.
  • Conduct routine property inspections to identify maintenance, operational, or safety concerns.
  • Perform daily inspections of building systems and equipment and maintain accurate operational logs to support preventative maintenance initiatives and ensure all systems function effectively.
  • Identify, address, and complete repairs or maintenance deficiencies in common areas and on property grounds.
  • Manage and maintain inventory, supplies, tools, and equipment.
  • Perform weekly inspections of vacant units to ensure they remain in excellent showing condition.
  • Complete resident work orders efficiently and within established timelines.
  • Coordinate and collaborate with third-party vendors and service providers to ensure smooth building operations.
  • Support building security initiatives by following established key management and access procedures.
  • Respond to after-hours emergencies with support from the internal service center and property team.
  • Travel between assigned properties as required.
Maintenance responsibilities
  • Schedule and complete apartment repairs promptly, including:
  • Drywall repairs
  • Plumbing repairs
  • Appliance maintenance and troubleshooting
  • Carpentry work
  • Minor electrical repairs where it is applicable and permitted
Additional responsibilities include:
  • Inspect vacant units and determine turnover repair requirements.
  • Conduct daily inspections and maintain logs for mechanical and building equipment, including documenting deficiencies and reporting concerns.
  • Test, inspect, and maintain accurate records for fire safety equipment and backup power generators.
  • Monitor building systems and equipment to ensure proper operation and timely maintenance.
  • Maintain building-related equipment such as snow blowers, bin movers/pushers, commercial vacuums, and maintenance equipment.
  • Support colleagues and departments as required, including Construction Managers and Leasing Managers.
  • Perform additional duties as assigned.
Cleaning and groundbreaking
  • Maintain exceptional cleanliness standards throughout the property by implementing and following regular cleaning schedules.
  • Perform basic landscaping and seasonal snow removal duties, including related inspections and documentation.
  • Ensure waste disposal areas remain clean, safe, and organized.
  • Thoroughly clean garbage chutes and coordinate movement of waste bins to and from designated collection areas as required.
  • Regularly inspect exterior areas, pathways, parking areas, and grounds for hazards and maintenance concerns.
Qualifications and skills
The ideal candidate will:
  • Demonstrate a commitment to delivering exceptional customer service in alignment with Akelius’ values and standards
  • High School Diploma and possess a minimum of three (3) years of combined experience in:
    • Building maintenance and repairs
    • Cleaning operations
    • Customer service
    • Have working knowledge of:
    • Electrical systems
    • Plumbing
    • HVAC systems
  • Be proficient in the safe use of hand tools, power tools, and maintenance equipment.
  • Be comfortable using technology for inspections, work order management, equipment logging, and communication.
  • Possess a valid Ontario G Driver’s License.
  • Have access to a reliable vehicle and be able to drive regularly between assigned properties as required.
  • Maintain a clean driving record and successfully pass background checks.
  • Demonstrate strong problem-solving skills, accountability, and pride in workmanship.
  • Remain composed and professional in high-pressure situations.
  • Possess strong organizational and time-management skills with the ability to manage multiple properties and priorities effectively.
  • Be willing and able to reside on-site, as this is a live-in position.
Tools and equipment
  • Akelius will provide all necessary tools, equipment, and supplies required to perform maintenance and operational duties safely and effectively.
  • This is a live-in position requiring flexibility to respond to emergencies and operational needs outside regular working hours when necessary.

  • three-plus years of combined experience in cleaning requirements, building and mechanical maintenance repair, and customer service knowledge in electricity, plumbing, HVAC
