Job description

Groma is blending real estate and technology to unlock a new real estate asset class while making it easier for everyone, from institutional investors to the residents in our buildings, to participate in ownership. Our property technology platform uses AI to bring new efficiencies to the small unit count multifamily sector, enabling us to efficiently acquire, upgrade, and operate multifamily buildings and bring institutional performance to historically overlooked sectors. Our investor technology platform makes owning these assets accessible to a broad array of investors, with bespoke vehicles available to institutional and family office investors and our flagship vehicle, the blockchain-powered GromaREIT, available to everyone, with a special focus on enabling ownership for the residents in our buildings. Visit www.groma.com to learn more about us.

About the Role

We are seeking a motivated Assistant Property Manager to support the daily operations of our portfolio located in Massachusetts. The ideal candidate is organized, detail-oriented, and eager to grow their property management career. This role works closely with the Property Manager to ensure smooth day-to-day operations while taking on increasing responsibility across key functional areas.

Facility Management

  • Support the Property Manager in overseeing day-to-day operations of our properties
  • Ensure that properties are maintained to a high standard and in compliance with all relevant regulations and codes
  • Conduct regular property inspections to identify maintenance issues and coordinate timely resolution
  • Assist with emergency service coordination and generate incident reports as needed
  • Develop a working knowledge of maintenance programs and capital improvement projects to support efficient operations and resident service requests

Collaboration

  • Work alongside Property Operations team members, including maintenance technicians and associates, to carry out daily responsibilities
  • Analyze rents to aid in substantiating property underwriting
  • Support the Property Manager in monitoring regulatory compliance and reinforcing company policies and procedures
  • Assist in developing and maintaining relationships with local vendors and contractors
  • Participate in bidding out property services to vendors and support the review of vendor contracts

Resident Services

  • Handle resident inquiries and concerns in a professional and timely manner
  • Support leasing efforts for available units and assist with property marketing
  • Coordinate resident onboarding and offboarding processes, and assist with eviction procedures in partnership with the Property Manager and legal counsel

Property Reporting

  • Track and report leasing operations metrics including responding to inquiries, coordinating tours, processing applications, lead-to-lease conversion and assisting with lease execution and renewals
  • Assist in managing property-level budgets and tracking expenses to ensure alignment with allocated budgets
  • Prepare and maintain operating reports on a weekly, monthly, and annual cadence
  • Track delinquency and unpaid balances and support collections efforts on past and current residents
Experience
  • 2-3 years of experience in property management or a related real estate operations field
  • Strong organizational, documentation, and task management skills
  • Excellent communication and interpersonal skills
  • Knowledge of relevant laws and regulations related to property management, including fair housing laws
  • Familiarity with local Boston real estate market
  • Ability to work both independently and collaboratively as part of a team
  • Availability to work evenings and weekends as needed
  • This position requires limited (3-4 hours per week) of travel within Massachusetts
About our Culture

At Groma, we're looking to build something big and are on a very fast growth trajectory. While a healthy work-life balance is important to our team, we want to be upfront that there may be times when we expect commitments outside of the standard 9-5. We strive to respect individuals and their needs, while also acknowledging the reality that we have a small team that is trying to accomplish some very ambitious goals in a short period of time.

We have an ever-evolving list of values and conventions that guide how we operate as a company, but here's a high-level overview of how we think about doing what we do:

  • We're committed to building an inclusive, equal opportunity, anti-discriminatory workplace that reflects the diversity of people and cultures that live, work, and play in the communities we seek to serve.
  • We approach our work with pragmatic idealism that enables us to focus on our desire to make the world a better place in ways big and small while also being open to intelligent compromises that accelerate us on our path to serve our broader societal goals.
  • Our whole team believes strongly in a value we shorthand as Justice League, not Superman. The challenges we are trying to solve require effective teams, not individual heroes. (Note: Yes... we are aware that Superman has been a member of the Justice League for quite some time now, but the analogy here is an easy, yet powerful, one for people to grasp. We don't need a hero, we need a collaborative team of heroes who each bring something unique to the table to help solve problems that any of us individually would find daunting.)
Job Benefits

We offer a competitive salary and benefits package, including medical, dental, and vision insurance, 401(k) with company match, and paid time off. If you are interested in this exciting opportunity, please submit your resume and cover letter for consideration.

  • 5% 401k match
  • Fully covered insurance premiums for dental, health, and vision plans
  • Fully covered commuter passes for bus, subway, boat, or commuter rail
  • Generous paid time off policy including vacation, holiday, sick time, and parental leave
  • 13 official company holidays
  • 1 floating holiday: We recognize that there are lots of holidays that are meaningful to different people in different ways and we want to celebrate that by enabling team members to have the time/space to commemorate those days however is appropriate, and using it as an opportunity - if they'd like to - to share the meaning of that day with the broader team
