Emerald Coast Vacation Rentals is looking for a Property Manager with an ownership mentality to lead our Operations team and help us maintain some of the most beautiful vacation rental properties along the Emerald Coast.
This isn't a desk-only management role. You'll be out in the field, leading a team, walking properties, solving problems, coordinating repairs, communicating with owners and vendors, and making sure our homes are guest-ready and operating at the highest standard.
If you're organized, proactive, solutions-oriented, and someone who naturally takes ownership instead of waiting to be told what to do, we want to meet you.
Requirements
What You'll Do
  • Oversee the day-to-day operations, condition, and upkeep of our vacation rental properties.
  • Lead and support a team of Property Inspectors and an Assistant Property Manager.
  • Inspect properties for cleanliness, damage, maintenance concerns, and overall presentation.
  • Manage repairs, maintenance projects, and ongoing property needs from start to finish.
  • Create and manage employee schedules, daily task assignments, and operational priorities.
  • Coordinate schedules and work with cleaners, vendors, contractors, and other operational partners.
  • Communicate property issues clearly and provide detailed documentation to the appropriate departments.
  • Conduct meetings with team members, vendors, and property owners as needed.
  • Recruit, interview, and help build a strong Operations team.
  • Hold team members accountable while providing coaching, feedback, and development.
  • Jump in and assist with inspections and other operational needs when necessary.
  • Stay responsive and available throughout the workday across multiple communication platforms.
  • Collaborate with teams across the company to keep operations running smoothly.

What You'll Bring
  • High school diploma or equivalent.
  • 2-3 years of management experience.
  • Experience leading a team and delegating responsibilities.
  • Strong communication, organization, and prioritization skills.
  • Ability to multitask in a fast-paced environment.
  • Strong problem-solving and critical-thinking skills.
  • Proficiency with Microsoft Office 365, including Word, Excel, and PowerPoint.
  • Valid driver's license.
  • Reliable transportation.
  • Flexibility to work weekends, holidays, and on-call shifts as business needs require.

The Reality of the Role
This is an active position, and our properties aren't all in one building. You'll spend time both indoors and outdoors, walking properties and working throughout the Emerald Coast.
You should be comfortable with:
  • Prolonged periods of walking and being on your feet.
  • Working indoors, outdoors, and in warehouse environments.
  • Ascending and descending stairs and ladders as needed.
  • Lifting up to 50 pounds.

Schedule
  • 5-day work week
  • Typical hours between 9:00 AM and 6:00 PM
  • Weekend availability is required.
  • On-call shifts as needed.
  • Flexibility to adjust your schedule based on business and operational needs.
