Pan American Properties, Inc. is seeking a highly capable, experienced Maintenance Technician to join the team at The Ascent - one of our premier apartment communities located in Rossmoor / Los Alamitos.

This is not an entry-level role and not a roving position. We are looking for a technician who can work independently (within a small property-based team), troubleshoot efficiently, communicate professionally, and take real ownership of their work and the resident experience.

What You'll Be Responsible For

You’ll play a key role in maintaining the quality, safety, and appearance of the community while delivering excellent service to residents.

Daily responsibilities include:

  • Diagnosing and completing maintenance work orders efficiently and accurately
  • Troubleshooting plumbing, electrical, appliance, HVAC, and general maintenance issues
  • Performing unit turns and make-readies
  • Completing preventive maintenance and property inspections
  • Maintaining accurate work order notes, documentation, and time records
  • Communicating professionally with residents and team members
  • Identifying and reporting additional maintenance or safety concerns proactively
  • Maintaining clean and organized work areas
  • Supporting overall property operations and resident satisfaction

Preferred Experience

Residential and/or property maintenance experience is preferred; however, we are open to candidates from other maintenance backgrounds who demonstrate strong technical aptitude, professionalism, problem-solving ability, and a genuine desire to continue developing their skills.

Ideal candidates will have developed working expertise in several of the areas below - and an interest in continuing to grow and strengthen the areas where they may have less experience. We value technicians who are skilled, curious, adaptable, and committed to professional development.

Experience in some or most of the following areas is preferred:

  • Plumbing
  • Electrical
  • Appliance repair
  • Drywall and paint
  • Lock changes/rekeying
  • Unit turns/make-readies
  • Preventive maintenance
  • Experience using work order systems is preferred, but not required, provided the candidate demonstrates strong technological aptitude and the ability to quickly learn new systems and applications
  • Certifications are a plus (HVAC, EPA, CPO, OSHA, Fair Housing, Electrical, Plumbing, etc) but definitely not required. We also welcome candidates who have an interest in establishing tenure and pursuing licensing/certification with employer support and professional development assistance.

Minimum Requirements
  • 3-5+ years of hands-on maintenance experience preferred
  • Strong general maintenance knowledge across multiple trades
  • Ability to independently diagnose, troubleshoot, and complete repairs
  • Valid California Driver’s License with acceptable driving record
  • Reliable personal vehicle and active auto insurance
  • Ability to safely operate hand tools, power tools, ladders, and maintenance equipment
  • Basic computer and smartphone proficiency, including ability to learn and utilize company systems/apps
  • Ability to read, understand, and complete work orders, notes, and maintenance documentation
  • Ability to pass background check and drug screen (a conviction does not automatically disqualify employment.)
