The Maintenance Technician 3 is a critical member of our team who can solve a problem for our residents to keep them happy and satisfied by ensuring requests and repairs are made in a reliable, timely and safe manner. Maintenance Technicians are accountable for identifying and resolving problems, completing service requests, and making repairs in accordance with operating and safety standards.

Job Duties Include:
- Complete assigned Service Requests related to repairs and upkeep of properties. This includes areas of heating, plumbing, electrical, appliances, carpentry, flooring, HVAC, and other general repairs. Recommending replacement or repair, as necessary. Ensure that all work completed is professional and cleaned up before leaving our residents homes.
- Plumbing capabilities such as: boiler, p- traps, garbage disposal, CPO license, soldering, and diagnostics.
- Build and maintain long-term relationships with residents by addressing and responding to requests, questions, and concerns, making referrals to manager or maintenance team members as appropriate.
- Advanced mechanical knowledge including: pump, heating & cooling, thermostat, zone valve R&R.
- A good understanding of how to change: faceplates, outlets, GFIs up to 220v, breakers, testers and meters.
- Prepare open apartments for rental within 24 to 72 hours. This may include coordinating the work of other staff or vendors.
- Complete and document daily building inspections with the focus on proactive maintenance.
- Will be required to work on-call evenings, holidays, and weekends on a rotational basis.
We are looking for someone who:
- Has previous maintenance experience, handyman and knowledge in maintenance repairs.
- Keeps a high attention to detail.
- Takes pride in seeing a job through completion.
- Works with others to train and pass on knowledge.
- Enjoys interacting with residents while performing maintenance duties.
Experience and Education:
- A High School degree, GED or equivalent.
- Must have vehicle, valid driver's license, acceptable driving record and meet company insurability requirements.
- Equivalent education with one or two-years related experience and/or training preferred.
- Demonstrated proficiency and quality of advanced maintenance skills.
- Ability to operate common office equipment, basic computer skills and mobile devices.
- The ability to train and mentor others in various locations.
- Business needs and/or state, local and federal laws may dictate required certifications and licensure for a region or specific location.
