Position Summary: We are seeking an experienced and dependable Maintenance Technician to join our team. The ideal candidate will be a self-starter with a strong background in building maintenance and customer service. You will be responsible for ensuring the property is maintained to high standards of functionality, safety, and appearance.


Key Responsibilities:

  • Perform general maintenance on HVAC such as clearing lines, and changing filters
  • Perform general plumbing, such as replacing fixtures, and existing plumbing lines
  • Perform maintenance on ladders, such as cleaning of fans, gutters, and AC Vents
  • Perform minor electrical maintenance, such as changing out existing fixtures.
  • Experience in changing out, or installing new locksets, with OTC hardware
  • Inspect property regularly to identify and address maintenance issues proactively.
  • Maintain and repair equipment in common areas such as lobbies, hallways, laundry rooms, recreation areas, pools, and exterior grounds.
  • Pick up debris left by trash collection on pickup days.
  • Remove signage illegally left by vendors on common areas
  • Respond to work orders and service requests in a timely and professional manner.
  • Coordinate with vendors and contractors as needed and supervise onsite work.
  • Ensure compliance with safety protocols and HOA codes.
  • Clean all trash receptacles inside buildings, and around the community at designated stations.
  • Clean windows, floors, cabinets, gym equipment, mirrors, restrooms, water fountains, furniture, on a weekly/daily (as needed) basis at clubhouse, gym, and guardhouse.
  • Manage maintenance logs and inventory records
  • Set up and break down for community events or board meetings if required.
  • Paint and maintain areas within the community as directed
  • Provide emergency on-call support on a rotating basis (as applicable).

Qualifications:

  • Proven experience in residential maintenance or handyman services (HOA, multifamily, or large property experience preferred).
  • Working knowledge of systems including plumbing, electrical, and HVAC.
  • Working knowledge or experience cleaning, sweeping, mopping, periodic light pressure cleaning, preferable in a commercial facility.
  • Ability to use hand and power tools safely and effectively. Must provide own general tools.
  • Strong troubleshooting and problem-solving skills.
  • Self-motivated with the ability to work independently and manage multiple tasks.
  • Excellent communication and interpersonal skills.
  • Must be able to speak and write in English, bilingual is a plus.
  • High school diploma or equivalent; trade school or technical training preferred.
  • Valid driver’s license.

  • Ability to lift 50+ lbs.
  • Frequent walking, standing, climbing ladders, and exposure to indoor/outdoor conditions.
