What is a licensed appraiser?

A Licensed Appraiser is a professional who is authorized to estimate the value of real estate properties for purposes such as sales, mortgages, taxation, and insurance. They hold a license granted by a state regulatory agency after meeting specific education, experience, and examination requirements. Licensed Appraisers typically handle appraisals for residential properties, though the scope of work may vary by state. Their valuations play a critical role in real estate transactions by ensuring properties are fairly and accurately assessed. Continuing education is required to maintain their license and keep up with industry standards.

How does a licensed appraiser typically collaborate with real estate agents and lenders during the property valuation process?

Licensed Appraisers work closely with real estate agents and lenders to ensure accurate and unbiased property valuations. During the appraisal process, they may coordinate property access with agents, clarify details about recent renovations or unique property features, and discuss market trends relevant to the valuation. Regular communication with lenders is also essential to confirm appraisal requirements, deliver reports on time, and address any follow-up questions. Building strong professional relationships with these stakeholders can help streamline the appraisal process and improve report quality.
