Job description

Summary of Position

New Urban Residential is seeking a Leasing Consultant to lease apartment homes at an assigned multifamily community. The Leasing Consultant is the primary point of contact for prospective residents, from initial inquiry through move in, and is responsible for touring the community, presenting apartment homes and amenities, qualifying prospects against company standards, preparing lease documentation, and supporting resident retention and renewal.

The Leasing Consultant executes the community leasing and marketing program within New Urban Residential guidelines and operating objectives, applies company qualifying standards for residency consistently to every applicant, and supports resident programs and retention efforts.

This is an individual contributor position. The Leasing Consultant does not supervise staff.


Duties and ResponsibilitiesLeasing and Sales

Greet, tour, qualify, and lease to prospective residents in person, by telephone, by electronic mail, and through the community online leasing platform.

Present the size, layout, and features of available apartment homes, the community amenities, and the terms and conditions of the lease contract.

Handle all telephone and electronic inquiries professionally and promptly, and follow up with every prospect in accordance with the community follow up schedule.

Meet the leasing, closing, and traffic conversion goals established by the Community Manager and Regional Property Manager.

Fully comprehend and be able to explain every provision of the lease contract and all addenda.

Applications, Screening, and Lease Documentation

Assist prospective residents in completing the rental application and collect the application fee and security deposit in accordance with company policy. New Urban Residential does not accept cash under any circumstances.

Submit every application for screening and apply the published New Urban Residential qualifying standards for residency uniformly to every applicant, without exception or individual discretion.

Prepare lease forms, addenda, and all supporting move in documentation, and verify that every new move in packet is complete and accurate in accordance with company standards before the resident takes possession.

Coordinate move in dates with the Community Manager and confirm that the apartment home has been inspected and released as move in ready before keys are issued.

Enter and maintain accurate and timely prospect, application, traffic, and lease data in the property management software.

Fair Housing and Compliance

Understand and comply with the federal Fair Housing Act, the North Carolina Fair Housing Act, and all applicable state and local fair housing requirements at all times.

Present all available apartment homes and all areas of the community to every prospect. Do not direct or discourage any prospect toward or away from any building, floor, or section of the community, and do not comment on the demographic composition of the community or the surrounding area.

Refer prospect questions regarding schools, places of worship, or neighborhood composition to publicly available third party sources rather than offering an opinion or characterization.

Document all traffic, tours, applications, approvals, and denials completely and contemporaneously.

Complete all fair housing training assigned by the company and maintain current certification where required.

Market Knowledge and Marketing

Physically shop competitive properties on the schedule set by the Community Manager and maintain current knowledge of competitor rental rates, concessions, availability, and amenities.

Understand the daily, weekly, and monthly leasing and traffic reports and be prepared to discuss performance trends with the Community Manager.

Maintain working relationships with locator services, referral agencies, employers, and area businesses and merchants.

Support community marketing initiatives, outreach activities, and online reputation management as directed.

Resident Retention and Service

Meet with new residents shortly after move in to confirm satisfaction with the apartment home and address any outstanding items.

Assist in obtaining renewals of expiring leases within the notice periods established in the property management software renewal settings.

Assist with resident activities, events, and community communications.

Receive and record maintenance requests from residents and enter them promptly into the property management software.

Leasing Office Operations

Maintain the quality appearance of the leasing center, model apartment homes, and tour path at all times.

Maintain an adequate supply of leasing collateral, forms, and office materials.

Inspect the condition of vacant and pre leased apartment homes and communicate any deficiencies to the Community Manager and maintenance staff.

Maintain current listings of available apartment homes, pricing, and availability dates.

Perform other duties as assigned.


Required Qualifications

A minimum of one year of experience in leasing, sales, hospitality, retail, or a comparable customer facing role.

High school diploma or equivalent.

Ability to communicate clearly and professionally in both written and verbal form.

Working computer proficiency, including electronic mail, word processing, and property management or customer relationship management software.

Basic mathematical skills sufficient to calculate prorated rent, concessions, and deposits accurately.

Excellent interpersonal skills and the ability to serve applicants and residents of all backgrounds with consistency and courtesy.

Availability to work weekends, which are the highest traffic days at the community.

A valid driver license, a satisfactory motor vehicle record, and reliable personal transportation for competitive shopping and outreach.

Ability to satisfy the company background check and screening requirements.

Preferred Qualifications

Prior multifamily leasing experience.

Experience with Yardi or a comparable property management platform.

National Apartment Leasing Professional designation or equivalent industry credential.

Conversational Spanish language ability.


Physical Requirements

Walk the community and climb stairs throughout the day while touring prospective residents.

Occasionally lift, carry, push, or pull up to twenty five pounds, frequently up to fifteen pounds, and constantly negligible amounts.

Sit and work at a computer workstation for extended periods.

Use a telephone frequently and speak clearly and professionally.

Work outdoors in varying weather conditions while touring the community.

Operate a motor vehicle for competitive shopping and outreach activities.


Shift Schedule

Full-time position, forty hours per week.

Five day work week, extended hours may be required during peak leasing season, at month end, and during lease up or heavy turnover periods.
