Job description

Under the direction of the Director, Marketing & Leasing, the Marketing and Leasing Coordinator is responsible for delivering the shopping centerโ€™s Specialty Leasing budget through the negotiation and execution of short-term cart, kiosk, and short-term in-line store license agreements. This position requires a strong understanding of sales, demographics, retail trends, and merchandising to identify and negotiate agreements that are sustainable and complement the long-term leasing strategy. In all efforts, the Marketing and Leasing Coordinator will embrace and demonstrate Dimond Center Core Values and work in partnership with the property team to increase the bottom-line profitability of the shopping center.

In addition to the listed leasing duties, the Marketing and Leasing Coordinator will assist with social media marketing, basic marketing design, and other marketing-related tasks as assigned.

Job Duties:

ยท Identify new and unique prospects for the specialty leasing program and/or permanent leasing

ยท Develops a thorough understanding of local market and center demographics to conduct center tours.

ยท Ensure that specialty leasing retailers and amenities enhance the appearance and values of the shopping center and meet Dimond Centerโ€™s visual merchandising requirements and standards of professionalism

ยท Remains current on local retail trends and identifies and secures new and appropriate retail concepts as part of merchandising strategy; business development outreach includes cold-calling, internet research, and active social media engagement.

ยท Generate alternative revenue through ancillary income opportunities

ยท Oversee all specialty leasing retailers to ensure adherence to the propertyโ€™s Operational Guidelines and Design Criteria

ยท Prepare all license agreement documents. Coordinate the execution of agreements with the Director of Leasing and the licensee

ยท Ensure each licensee has provided the appropriate Certificate of Insurance

ยท Coordinate the set-up, relocation, and breakdown of all specialty leasing licensees

ยท Establish an ongoing partnership with licensees to maximize individual store sales

ยท Monitor, control, and adjust, as appropriate, specialty leasing budgets and forecasts and ancillary income goals to meet year-end projections

ยท Monitor rent collection, income transmittals, sales reporting, and the accurate processing of Lease Agreements.

ยท Review monthly sales reports from all tenants and have a thorough knowledge of retailer sales and track key retailer and category trends

Skills & Education

ยท Bachelorโ€™s Degree required.

ยท 3-5 years in retail sales, shopping center leasing, or specialty leasing experience preferred.

ยท Comprehensive understanding of basic accounting principles and financial reporting.

ยท Knowledge of retail and food industry trends.

ยท Effective sales and communication skills that fosters cooperation and teamwork.

ยท Flexibility in work schedule, as needed.

ยท Basic computer skills including Outlook, Excel, Adobe Acrobat, PowerPoint.
