About the Role
The Leasing Consultant plays a vital role in supporting the success of the community through exceptional customer service and strong leasing performance. This position guides prospective residents through the entire leasing process-from initial inquiry through move-in-while building positive relationships with current residents and onsite team members.
The Leasing Consultant balances sales skills, organization, and attention to detail with a genuine passion for helping people find their next home and contributing to a positive community culture.
What You'll Do
Leasing & Sales Responsibilities
• Greet and assist prospective residents, showcasing the community and model units with professionalism and enthusiasm.
• Present apartment features, amenities, and benefits tailored to each prospect's needs.
• Actively manage and respond to all leads in the CRM system, ensuring timely and consistent follow-up.
• Process rental applications, verify employment and references, and prepare accurate lease documentation.
• Support lease renewals and resident retention efforts.
• Utilize strong sales, negotiation, and communication skills to address prospect and resident needs and successfully close leases.
Customer Service & Resident Relations
• Deliver exceptional customer service to residents, prospects, visitors, and vendors.
• Build and maintain positive relationships with residents to promote satisfaction and retention.
• Communicate effectively with the maintenance team to ensure timely completion of service requests and unit readiness.
• Handle resident inquiries and concerns professionally using listening, problem-solving, and de-escalation skills.
Administrative & Marketing Support
• Manage phone calls, emails, and walk-in inquiries in a professional and timely manner.
• Perform general office and administrative duties, including filing, supply ordering, and maintaining accurate resident records.
• Ensure all leasing documentation complies with company policies and Fair Housing regulations.
• Assist with online listings, social media updates, and community marketing efforts.
• Participate in resident events and community engagement initiatives to promote a strong community presence.
Operational & Performance Expectations
The Leasing Consultant contributes directly to the financial and operational success of the community by supporting the following benchmarks:
• Support efforts to meet monthly revenue goals through strong leasing performance, renewals, and collections.
• Assist the onsite team in achieving year-to-date Net Operating Income (NOI) goals.
• Coordinate with maintenance and management to ensure vacant units are move-in ready according to established timelines.
• Support service standards by helping maintain a work order backlog below 10% of total units.
• Perform daily responsibilities in a manner that supports quarterly financial commitments and ownership distributions.
• Help maintain:
  • Physical Occupancy of 95% or greater
  • Economic Occupancy of 90% or greater
  • Rent collections of 95% or greater

Other Duties
• Support the Community Director, Assistant Community Director, and Leasing Manager with daily operations and assigned projects.
• Represent Acme Residential with professionalism, integrity, and a customer-first mindset at all times.
• Perform other duties as assigned to support property operations.
Physical Requirements
The physical demands described below are representative of those required to perform the essential functions of this role. Reasonable accommodations may be made to enable qualified individuals with disabilities to perform these functions.
• Ability to walk property grounds and climb stairs during tours or inspections for extended periods, frequently up to 30 minutes at a time, totaling approximately 1-2 hours per workday.
• Ability to occasionally lift or move items weighing up to 25 pounds, including office and leasing materials.
• Ability to sit or stand for extended periods, up to 2 hours at a time, totaling approximately 5-6 hours per workday while performing leasing and administrative duties.
• Ability to frequently use a computer and phone for communication, data entry, and documentation.
• Ability to communicate clearly, professionally, and effectively in person, by phone, and in writing.
• Minimal travel required for onboarding and occasional training at the corporate office in Bloomfield Hills or regional training sites (e.g., Warren, Troy).

• 1+ year of experience in sales, leasing, or customer service (multifamily experience preferred).
• Strong sales, negotiation, mediation, and de-escalation skills.

• Excellent written and verbal communication skills.
• Proficiency with Microsoft Office (Excel, Outlook) and property management systems.

• Ability to work a flexible schedule, including some evenings and weekends.
