Job Purpose
The Leasing Manager is responsible for leading all leasing and marketing efforts of the community. This role supervises the leasing team, drives occupancy and renewal performance, ensures compliance with company standards and Fair Housing guidelines, and supports the Community Manager in overall property operations.
Primary Duties & Responsibilities
  • Provide leadership, training, and ongoing coaching to Leasing Consultants to achieve leasing and renewal goals.
  • Ensure all leasing activities comply with Fair Housing laws and company policies.
  • Oversee prospect management including lead response, follow-up standards, tour quality, and closing effectiveness.
  • Review and approve lease applications in accordance with rental criteria.
  • Ensure accuracy and integrity of lease files and Entrata data.
  • Monitor pending leases and renewal activity daily and execute approvals as required.
  • Develop and implement marketing strategies to achieve occupancy goals.
  • Maintain and execute the Marketing Calendar including outreach events, promotions, and advertising efforts.
  • Oversee all social media platforms and approve community communications prior to publication.
  • Conduct monthly market surveys and recommend pricing adjustments based on competitive analysis and budget goals.
  • Maintain leasing reports, goal boards, and performance tracking tools.
  • Collaborate on move-in planning, roommate matching, and traffic flow strategy.
  • Support resident retention initiatives and oversee the renewal communication process.
  • Prepare weekly and monthly leasing and marketing reports.
  • Always ensure proper office coverage and professional presentation of the leasing office.
  • Assist with budgeting coordination related to leasing and marketing efforts.
  • Provide exceptional customer service to residents, prospects, and vendors.
