A Brief Overview
The Leasing Manager is responsible for the overall operation of the Leasing Center, aiming to achieve the property's occupancy and income objectives. This role coordinates and supervises the activities of the leasing team/department to ensure maximum occupancy.
What you will do

  • Manages the leasing staff and operational procedures, ensuring potential residents are promptly qualified and placed on the appropriate wait lists.
  • Develops, implements, and manages a program to reach inbound families in advance.
  • Ensures all incoming families are assigned homes within the approved/designated maximum window of time homes can be held to minimize vacancy loss.
  • Builds and maintains a working relationship with the Military Housing Office (MHO).
  • Responsible for meeting budgeted occupancy and financial goals.
  • Facilitates working relationships with the community centers and works closely with managers to ensure a smooth move-in process for residents.
  • Communicates challenges and resource needs to the Marketing and Communications Manager.
  • Manages traffic and evaluates offers and prospect closure rates.
  • Plans, develops, and implements Leasing Center objectives.
  • Leads, manages, trains, and develops leasing consultants to perform all leasing functions effectively (including telephone techniques, greeting/qualifying/demonstrating, follow-up, and sales tools).
  • Works closely with the COM and maintenance department to communicate turnover demand, move-in schedules, and coordinates resources.
  • Represents the property professionally, including the presentation of Leasing Center(s) and model home(s).
  • Ensures compliance with Fair Housing Guidelines, manages the Reasonable Accommodation and Modification Program, and ensures the accuracy of all information provided to prospective residents.
  • Serves as a leasing consultant and performs leasing functions as necessary.
  • Participates in hiring, termination, and progressive discipline for leasing staff.
  • Actively participates in the recruitment process for all personnel and structure or compensation adjustments personnel.
  • Conducts quarterly and annual performance reviews for all direct reports.
  • Manages and maintains multiple waitlists, including โ€œscrubbingโ€ of waitlists.
  • Maintains an accurate, working waitlist to support maximum occupancy.
  • Responsible for monitoring occupancy rates and vacancies.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.


Qualifications

  • High School Diploma or GED required
  • Bachelor's Degree Business related field preferred
  • 1-3 years required
  • 1-3 years supervisory/Management Experience required
  • 1-3 years sales and/or Management Experience required
    • Precedents, policies, and objectives guide decisions. Regularly makes decisions and recommendations on issues affecting a department or functional area.
    • Problems are varied, requiring analysis or interpretation of the situation using direct observation, knowledge, and skills based on general precedents.
    • Sets goals and determines how to accomplish defined results with some guidelines. The manager or Director provides broad guidance and overall direction.
    • Requires use of technology platforms on a daily basis.
    • Basic understanding of safety practices.
  • DL NUMBER - Driver's License, Valid and in State required
