The Leasing Manager is responsible for leading leasing operations and ensuring high occupancy for a multifamily apartment community. This role oversees the leasing team, manages the full leasing process, and delivers exceptional customer service to residents and prospects. The Leasing Manager develops marketing strategies, monitors market trends, and works closely with property management to achieve revenue goals and maintain a strong community reputation. The Leasing Manager oversees a team of leasing professionals to always ensure maximum occupancy of rental units. This role will oversee the completion of all necessary paperwork and ensure proper customer service.

CORE RESPONSIBILITIES:

Resident Relations

  • Lease apartments and provide excellent customer service to potential residents, current residents, and all customers.
  • Plan, schedule and organize resident functions as needed; assist with planning and hosting of others.
  • Handles day-to-day issues with current residents, and escalates to management as needed
  • Asset Performance
  • Supervise leasing professionals, ensuring they adhere to company policies and procedures.
  • Ensure all models and market readies are inspected daily before showing to ensure their quality appearance.
  • Implement Monthly, Quarterly and Yearly Marketing Plans.
  • Completes market studies each week and has extensive knowledge of the sub-market.
  • Manage renewals to include rates approved by the Property Manager.
  • Inspect applications and move in files for accuracy prior to the Property Manager’s approval.
  • Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages.
  • Audit all lease and renewal files for key controls and bonus submission to the property manager.
  • Partner with maintenance team to ensure the physical aspects of the community and make-ready units meet the Company’s standards for overall appearance and safety.
  • Assist posting on Socia Media outlets for marketing internal and external customers.
  • Conducts all business in accordance with company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other Federal, State, and Local laws pertaining to Multi-Family Housing.

QUALIFICATIONS

Education

  • High school diploma or GED required

Required Experience/Skills

  • 2-3 years of previous property management experience OR experience in a related field required.
  • Advanced knowledge of federal and/or local fair housing laws preferred.
  • Strong knowledge of MS Word, Excel, and Outlook is required.
  • Yardi experience preferred.
  • Driver’s License and reliable means of transportation required

Physical Requirements

  • This position is primarily in an office environment, but applicant must be able to walk the property, including climbing stairs
  • May work around cleaning solvents, paint fumes and landscaping chemicals
