Centralized - Leasing & Marketing Specialist
The Centralized - Leasing & Marketing Specialist operates as a part of Landmark's Centralized Services Team. The Centralized - Leasing & Marketing Specialist will work closely with onsite team members and corporate support roles over an assigned portfolio to our centralized platform. The Centralized - Leasing & Marketing Specialist will be responsible for providing exceptional customer service to both prospective and current residents. This includes lead management via phone, email, and SMS, as well as proactively reaching out to potential residents via outbound phone, email, and SMS messages in an effort of contributing to the quality and consistency of leasing communication needed to meet leasing goals. Additionally, The Centralized - Leasing & Marketing Specialist will build and assist the portfolio with maintaining strong relationships with university contacts and marketing vendors.

Indirect Reports: Associate Community Managers, Leasing & Marketing Assistants, Leasing Professionals
Duties/Responsibilities: The duties listed below are an outline of the role's responsibilities and should not be considered an all-inclusive list. As the needs of the organization change, these duties may be modified as needed.
Leasing & Marketing Duties:
  • Manage the prospective resident's journey in various platforms by conducting follow up efforts related to phone, email, and SMS.
  • Manage handoff follow ups from Landmark's AI assistant.
  • Manage knowledge updates to Landmark's AI assistant.
  • Evaluate lead capture vs. needed capture and communicate feedback to site team on traffic driver initiatives needed.
  • Review neglected leads and traffic & event reports to assess data and trends - provide recaps to site team & regionals.
  • Provide feedback on site team performance related to LEASE training protocol.
  • Measure month to month pre-leasing performance over goals and share trends & feedback with site teams and regionals.
  • Assist with specials roll out checklist.
  • Schedule text communications & AI marketing messaging campaigns for prospects, encouraging them to next progression.
  • Conduct outreach regarding partnership and housing opportunities in markets where the portfolio operates.
  • Manage efforts in shared marketing sheet for tracking and bridge responses from groups to site team and regionals for next steps.
  • Review current specials and evaluate marketing execution of planned events.
  • Assist site team with purchasing items needed for upcoming marketing events.
  • Send marketing emails and evaluate performance of messages.
  • Ensure property has planned intentional marketing events for the upcoming month and collaborate on event planning as needed.

General Administration
  • Work with Community Managers to audit lease management systems and reporting.
  • Ensure team members comply with corporate policies and government laws on Fair Housing.
  • Ensure confidentiality of client, resident, and company information.
  • Prepare agendas for weekly performance recaps.
  • Participate in weekly 4DX WIG sessions.

Customer Service
  • Maintain a high level of customer satisfaction by understanding the needs and expectations of residents, prospective residents, clients, and vendors.

Education & Experience
  • High School Diploma or equivalent required; bachelor's degree strongly preferred.
  • Minimum of 1 year experience of off-campus student housing leasing or conventional housing leasing.
  • Previous experience in a hotel, restaurant, tourism management role is beneficial.
  • Internal candidates must have minimum of 1 year experience as an Associate Community Manager, Associate Sales & Marketing Manager or a Leasing and Marketing Assistant/Professional.

Preferred Knowledge, Skills, & Abilities
  • Demonstrated proficiency in all areas of residential property management operations preferred.
  • Demonstrated proficiency in Microsoft Office Suite or related software.
  • Entrata or related software experience preferred.
  • Must possess excellent communication and interpersonal skills.
  • Must be able to manage one's own time efficiently.
  • Must possess strong analytical and decision-making skills.
  • Must possess strong customer service skills.
  • Ability to work independently and take initiative.
  • Excellent organizational skills to manage multiple tasks and priorities.
