Job description

OPPORTUNITY

Fengate is seeking an experienced residential real estate professional to provide leave coverage for the Sales, Leasing & Marketing function within its Residential platform. Reporting to the Managing Director, Asset Management and working closely with Development, Investments, Asset Management, Property Management, and external consultant teams, the Consultant will provide leadership and oversight across condominium sales, rental leasing, marketing, customer experience, and brand initiatives.

The Consultant will oversee the marketing and leasing of a portfolio of residential projects across Ontario, ensuring business continuity during a critical period of lease-up, stabilization, customer care, and marketing execution. The role requires a highly collaborative and entrepreneurial professional who can effectively manage external brokers, marketing agencies, consultants, and internal stakeholders while identifying and escalating strategic decisions and risks.

This position is ideally suited for an experienced residential sales, leasing and marketing professional with a strong understanding of condominium projects, purpose-built rental operations, customer experience, and development marketing.

KEY RESPONSIBILITIES

Sales, Leasing & Marketing Leadership

  • Oversee sales, leasing and marketing activities across Fengate's residential portfolio.
  • Lead marketing programs, promotions, advertising campaigns, digital initiatives, events, signage programs, social media initiatives and leasing campaigns.
  • Collaborate with internal development, investment and asset management teams to support business objectives and project milestones.
  • Provide regular updates on project performance, market conditions, competitive activity, and potential risks.

Condominium Sales & Brokerage Management

  • Lead ongoing condominium sales strategy and execution.
  • Manage relationships with sales brokerages, co-operating broker networks and key industry partners.
  • Negotiate unit sales opportunities, bulk sales discussions and special transaction requests within approved pricing and strategy parameters.
  • Support implementation of approved litigation, settlement and purchaser management strategies.
  • Assist with customer care communications, occupancy preparation, homeowner communications and closing-related initiatives.
  • Monitor sales performance and recommend tactical initiatives to achieve absorption objectives.

Rental Leasing & Stabilization

Responsibilities include:

  • Collaborating with property management and leasing teams to achieve stabilization objectives.
  • Reviewing leasing velocity, occupancy, lead generation and conversion performance.
  • Directing marketing campaigns and promotional strategies.
  • Supporting brokerage and co-operating broker relationships.
  • Identifying and escalating leasing risks and recommending mitigation strategies.

Strategic Marketing, Brand & Portfolio Support

  • Support the execution and ongoing management of Fengate Communities' brand, marketing, social media, and communications initiatives across residential projects and channels.
  • Collaborate with internal teams, consultants, and external partners to support project design, resident experience, wayfinding, market positioning, and resident-facing materials.
  • Monitor portfolio performance and market conditions, providing reporting, research, pricing recommendations, and support for go-to-market and revenue optimization strategies.
  • Build and maintain strong relationships with brokerage partners, property management teams, agencies, and consultants while representing Fengate professionally and identifying opportunities and risks.

Requirements

KEY QUALIFICATIONS
  • 10+ years of experience in residential real estate sales, leasing, marketing or development.
  • Significant experience with condominium and purpose-built rental projects.
  • Proven success managing residential lease-ups, condominium sales programs and marketing campaigns.
  • Strong understanding of pricing strategy, customer experience, broker management and residential operations.
  • Experience managing external consultants, agencies, brokerages and service providers.
  • Excellent communication, presentation and stakeholder management skills.
  • Strong analytical and problem-solving abilities.
  • Self-directed, collaborative and highly organized with the ability to manage multiple priorities simultaneously.

Preferred Experience

  • Experience working with institutional real estate owners, developers, REITs, or private equity-backed real estate platforms.
  • Knowledge of Ontario condominium occupancy, closing and customer care processes.
  • Existing relationships within the GTA broker, leasing and residential development community.
  • Experience supporting both condominium and rental residential portfolios.
