What does a leasing associate do?

A Leasing Associate is responsible for assisting prospective tenants in finding and leasing rental properties, such as apartments or commercial spaces. Their duties typically include conducting property tours, answering inquiries, processing rental applications, and preparing lease agreements. They also help ensure properties are well-presented, address tenant concerns, and coordinate move-ins and move-outs. Leasing Associates serve as a primary point of contact between property management and tenants, helping to maintain high occupancy rates and tenant satisfaction.

What are some common challenges leasing associates face when balancing prospecting new tenants and supporting current residents?

Leasing Associates often manage a delicate balance between attracting new tenants through property tours and marketing efforts, while also addressing the needs and concerns of current residents. Time management can be challenging, especially during peak leasing seasons when demand for tours and inquiries increases. Strong organizational skills and clear communication are essential to ensure both prospective and existing tenants receive prompt, attentive service. Additionally, collaborating closely with property management and maintenance teams helps streamline responses to resident requests while maximizing occupancy rates.

What are the key skills and qualifications needed to thrive as a leasing associate, and why are they important?

To thrive as a Leasing Associate, you need strong sales skills, knowledge of property management, and typically a high school diploma or equivalent. Familiarity with property management software (such as Yardi or AppFolio), CRM systems, and leasing documentation is important. Excellent communication, customer service orientation, and persuasive negotiation abilities help you build rapport with prospective tenants. These skills are crucial for effectively leasing properties, meeting occupancy goals, and ensuring tenant satisfaction.

Job description

FLATS is a lifestyle-driven real estate company known for its creative approach to urban apartment living. We pride ourselves on being “anything but expected,” with a mission to “bring big style to smart spaces.” Through thoughtfully designed units and state-of-the-art technology, we curate what we call the FLATS life – providing homes with soul that embrace value, individuality, and community. At FLATS, we believe living well is a necessity, not a luxury, and we strive to revolutionize city living by offering residents great design, authentic experiences, and a vibrant community in every property we operate.

As a Leasing Agent, you’ll be the first impression of our brand for prospective residents. You’ll guide them through the leasing process—from initial contact to move-in—while delivering an elevated, concierge-level experience. This is a dynamic, fast-paced role for someone who thrives on building relationships, closing deals, and ensuring our communities are fully leased.

Key Responsibilities
  • Greet and engage prospective residents with professionalism and enthusiasm.
  • Conduct tailored property tours that showcase the features, benefits, and lifestyle of our luxury apartments.
  • Consistently follow up with leads through calls, emails, and texts to maximize conversions.
  • Negotiate terms and close leases while meeting or exceeding monthly sales targets.
  • Deliver a warm, solutions-focused approach to all interactions with prospects and residents.
  • Anticipate resident needs and resolve concerns quickly to maintain satisfaction and retention.
  • Process applications, prepare leases, and maintain accurate records in compliance with company policies and legal requirements.
  • Keep up-to-date on current availability, pricing, and promotions.
  • Coordinate move-in and move-out activities, ensuring apartments are market-ready.
  • Maintain deep knowledge of the local rental market and competitor offerings.
  • Represent FLATS at community events, open houses, or other promotional activities as needed.

Requirements

  • Illinois Leasing Agent or Broker’s License required or ability to obtain a 120-day Leasing Student Permit before starting.
  • Leasing experience is desired.
  • Strong sales, negotiation, and customer service skills.
  • Professional demeanor with excellent communication skills.
  • Organized and detail-oriented with the ability to manage multiple priorities.
  • Flexible schedule, including potential evenings and weekends.

Benefits

  • Medical, dental, and vision insurance.
  • 401(k) with employer match.
  • Paid time off, sick leave, and paid holidays.
